A finished roof, a lockable house, complete exterior siding, exterior doors and windows installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary plumbing; 4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water, non-absorbent floors and walls finished and a privacy door; 5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or decks over 30" high constructed to all 1994 UBC requirements; 6. Outside grading done to where water will detour away from the building; 7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all the required items are completed and a final inspection made. The purpose of the meeting was to discuss and go over items that you had during a recent framing inspection. There were deviations from plans as drawn by John Howard of Willow Creek Design Studio and in turn redlined for structure from our office. We have listed those items as we understand them below based on your correction notice report. 1. Connection details as provided on the drawings labeled "A" and "B" were not required due to built up column conditions as framed in the field. Beams are now supported by columns located below. 2. The column supporting the continuous 2 - 1 3/4" x 9 1/4" microllam beam has been done per plan redlines and is sufficient for loading requirements as intended. 3. The redlined plans as submitted for permit to the Garfield County Building Department are in fact plans that were completed by our office. 4. We have looked at the framing change (2 x 12's @ 12" o.c. vs: 11 7/8" TJI/Pro 250 @ 16" o.c.) above the dining room at the flat section of roof and have found that they are in compliance with local building code requirements and general engineering standards of practice. Connections for the ends of the roof framing members being "Simpson" LUS210 hangers are sufficient.
