The header for the west facing bay with an 18'-0" span may be either a (3) 18" microlam beam or a W10x26 steel beam. The header for the east facing bay may be either a (3) 14" microlam beam or a W8x21 steel beam. The design is based on a 40 psf snow load. The roof framing consists of engineered roof trusses that span the full width of the building and rafters that frame the bays. APR 2 8 2004 GARFIELD COUNTY BUILDING 8 PLANNING Fax No.. 384-3470 Fax No 947-1414 Brian Kurtz, P. E , of our office performed a complete framing inspection of the noted residence on April 06, 2004 John Hadar was present during the course of the inspection. The subject residence is under construction Framing was substantially complete at the time of the initial inspection, and all framing was exposed to visual inspection. Mr. Kurtz supplemented the initial inspection with a through review of a copy of the construction documents which were submitted to Garfield County. Following the inspection Mr. Kurtz performed an analysis of all structural framing members, and all critical connections. The review process was completed when Mr Kurtz made a second structural inspection on April 16, 2004, and discussed all suggested structural upgrades and improvements with Mr. Hadar. The purpose of the structural review was to verify that the structural framing systems and all individual members are structurally acceptable and able to safely resist the following design Toads Snow load = 40 PSF, Floor live load - 40 PSF, Wind loads based on a basic wind speed of 80 MPH and Exposure B Our review was comprehensive in nature, and it is our professional opinion that the residential structure is structurally adequate, given the upgrades and improvements that we recommended to safely support the structure plus the noted design loads ROOFFRAMING 1. Roof trusses are premanufactured trusses spanning 35'-0" east to west The trusses were manufactured by Overholt Truss Company The trusses are stamped "40/30/10" (40 PSF snow Toad, 30 PSF top chord dead load, 10 PSF bottom chord dead load), and were engineered by Overholt to be placed at 2'-0" on center. The trusses were installed at 16" on center. FROM : Maya a Tony ROCK • FAX NO. : 239-2355 Apr. 28 2004 08:42AM P2 2 2 On the east side of the structure is a 2'-6" deep by 18'-0" long upper level bay On the west side is a 6'-4" deep by 35'-0" long upper level bay The 35'-0" long roof trusses are supported on Laminated Veneer Lumber (LVL) headers as indicated on the original construction documents at these bays. The LVL headers are properly installed and structurally adequate 3 Headers at the west and north exterior walls which support the roof framing are structurally adequate and properly framed and supported. 4 There are two headers at the east exterior wall which support the roof trusses The headers are located on either side of the fireplace. Each header is a 23" deep, built-up headers clear spanning 6'-4" Our office recommended that the headers be reinforced with a continuous layer of 1/2" thick plywood. The plywood should be installed with the face grain horizontal and nailed with 8d nails at 4" on center at all sheet edges WALL FRAMING 1. The east exterior wall of the living room is framed with an 18'-0" tall, 2 x 6 stud wall. The studs are double 2 x 6 studs spaced at 16" on center The studs are structurally adequate to support the design snow Toads and wind loads. 2. The south exterior wall of the living room contains a 16'-0" high by 19'-7" wide window system The window system is reinforced with a horizontal steel mullion that is approximately 9'-0" off of the main level floor. Our office recommended that the steel mullion be reinforced with the addition of a continuous steel `T', and a screwed, steel connection plate at each end of the mullion SECOND FLOOR FRAMING ] The support of the upper flight of the interior stair from the main level up to the second level was upgraded in accordance with ow recommendations. The improvements were complete as of Mr. Kurtz's April 16, 2004 inspection 2. Above the west side of the living room a built up header supports the east edge of the second story loft. The header spans 11'-7" clear and consists of a (3)-2 x 10 above a (3)- 2 x 6 Only one lamination of the (3)-2 x 10 could be verified to be continuous across the span. We recommended that the header and wall be reinforced with 1/2" thick by 4'-0" high plywood. The plywood should be spliced al mid -span and installed with the fact grain horizontal. 3. All observed '1' joist penetrations were structurally acceptable. FROM : Maya 8 Tony ROCK FAX NO. : 239-2355 Apr. 2B 2004 08:43AM P3 4 All headers supporting the second floor framing at the west exterior wall were structurally acceptable. 5 At the north wail of the kitchen a (3)-2 x 12 header spans 8'-0" clear above a window The inner lamination of the header was notched to accept the window glazing As installed, the header is structurally acceptable. 6 The header above the stair between the kitchen and the entry is structurally acceptable. 7 The east exterior wall at the entry foyer includes a series of 4 windows which are framed with a (2)- 2 x 6 above a (3)-2 x8 header. The headers are supported by vertical steel mullions between the windows The header and mullion system, as installed, is structurally acceptable. 8 Above the entry, on the north side of the living room, the second floor framing includes a 8'-0" wide section of floor which cantilevers 2'-3" As framed, this system is structurally acceptable.
