RE: Plat Amendment Submittal for Callicotte Ranch Subdivision

On behalf of Bush Development, we are submitting this Amended and Corrected Plats
Application for your review and processing. I am enclosing two (2) copies of the Application and
Amended Plat.
The Amended Plat does not increase the number of subdivision lots, does not relocate or
add any roads, and does not relocated or adjust any boundaries between properties or lots. The Plat
is being amended to change or correct the following items:
(a) Eliminate internal ranch ditch easements that affect Lots. All ditches for internal
irrigation have been rerouted onto the open space tracts or other existing easements.
This affects a couple of building envelopes, most notably on Lots 9 & 10.
(b) Add a blanket easement on the Property and all Lots to allow for future irrigation lines,
if pursued by the HOA.
(c) Add appropriate easements for developer installed mail box stations.
(d) Correct the property boundary on the south that inadvertently included property not
owned by the developer (shown only by the boundary line, not in the written legal
description). This is adjacent to an open space tract and Lot 28.
Dedicate and show new or relocated utilities easements.
Remove a fence that no longer exists (the fence previously encroached onto Lot 8).

These changes are all reflected on the enclosed Amended Plat. It is our understanding that
there does not need to be a public hearing, but falls under the Procedure I and go straight to the
BOCC for approval.
