1. BACKGROUND AND DESCRIPTION OF THE PROPOSAL
This request is for an Amended Plat of the Callicotte Ranch Subdivision. The Applicant has
represented the proposed changes with this Amended Plat application as follows:
The 'lrnended Plat does not increase the number of subdivision lois, d.oes not telt}cage: crt
add any roads, and does not relocated or adjust any boundaries between properties or lots. The I''lat
is being amended to change or correct the following items:
(a.)
Eliminate ite internal ranch ditch easements that affect Lots. All ditches for internal
irrigation have been rerouted onto the open space tracts or other existing easements.
This affects a couple of building envelopes, most notably on Lots 9 &
(b) Add a blanket easement on. the Property and all Lots to allow for future irrigation line.

(c) Add appropriate easements for developer installed trail box stations.
(d) Correct the property bounda.rr on the south. that inadvertently included prr_rperty not
owned by rhe developer (shown only by the boundary line, not in the written legal
description). This is adjacent to an open space tract and Lot 28.
(e) Dedicate and show new or relocated utilities easements.

property boundaries with this amended plat. In addition, no new development potential will be
created with this proposed application. As represented in the application, staff understands that all
relocated and eliminated ditch easements are only internal and do not affect ditches outside the
Callicotte Ranch property or will affect the grading plan as approved under the Callicotte Ranch
Preliminary Plan. Further, Staff understands that all of the Lots within the approved Callicote Ranch
Subdivision are owned by Callicote Ranch LLC.

2. STAFF RECOMMENDATION
The Applicant has provided all required documentation and has satisfied the applicable
standards for this plat amendment. Therefore, Staff recommends the Board of County
Commissioners approve this amended plat request with the following conditions:
1. That all representations of the Applicant, either within the application or stated at the
meeting before the Board, shall be considered conditions of approval.
2. All plat notes from the original Final Plat of Callicote Ranch Subdivision shall be
shown or referenced on this amended plat.
3. The eliminated and relocated internal ranch ditch easements shall not affect the
drainage plan as approved under the Callicotte Ranch Preliminary Plan.
4. Within 90 days of approval, the Amended Final Plat shall be reviewed (paper copy),
then signed and dated (mylar copy) by the County Surveyor, then signed and dated
by the Chairman of the Board and recorded in the Clerk and Recorder's Office of
Garfield County. The Amended Final Plat shall meet the minimum CRS standards
for land survey plats, as required by Colorado state law, and approved by the
County Surveyor and shall include, at a minimum, the information outlined in §5:22
of the Garfield County Subdivision Regulations.
