The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted whcre readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water,
non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will dctour away from the building;
7. Exceptions to the outside stcps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.

Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A
section showing in detail, from the bottom of the footing to the top of the roof, including re -bar,
anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheating, house -
rap, (which is required), siding or any approved building material.

at the request of the Building Official prior to beginning the plan review process. Delays in issuing
the permit are to be expected. Work may not proceed without the issuance of a permit. If it is
determined by the Building Official that additional information is necessary to review the application
and plans to determine minimum compliance with the adopted codes, the application may be placed
behind more recent applications for building permits in the review process and not reviewed until
required information has been provided and the application rotates again to first position for review,

Ranch has reviewed your plans for construction of a single family

Per your request, we reviewed foundation and framing information as shown on drawings by
Amencan home Partners, model "Abilene Classic", AB1A6BR00112, 12 sheets and garage
plans GAR2424100101, 1 sheet both dated March 15, 2001. Site-specific soils information was
evaluated in a soils report for Lot 9, Oak Meadows Filing 4 by HP Geotech; Job No. 101 795
dated December 19, 2001. We reviewed roof, wall and floor framing, in order to verify
foundation reinforcing, and footing widths. We reviewed the systems based on the following
loads:
Roof 15 psf dead
40 psf snow
Floor 20 psf dead
40psf live/snow
Foundation 2000 psf maximum soil bearing pressure
Based on this information, our analysis indicates the foundation will adequately support the
loads as shown above.
Excavation for the foundation shall be executed as recommended in the soils report.
Materials for the foundation will include 3000 s bar.
The main floor system shall be complete and in place prior to backfilling foundation walls
Please find attached a Typical Foundation Wall Section for the main house and the detached
garage. For the basement foundation, a Subsurface Drain Pipe Detail is attached for
construction of the underdrain. For the garage, provide a minimum of 36" frost cover from the
bottom of the footing to the final grade. Typically, at the door openings, a block out in the stem
wall is formed to allow the slab to be poured over the top of the stem wall.
The square isolated column footings shown on the plans as 36' x 36" x 12" shall be increased to
43::_x 47" x 10' and the rectangular footing under the stairs may be 10" thick. Attached is a
typical Intenor Column Detail.
The porch slab shall be isolated and free to move independently of the foundation walls and not
resting on the stem wall as shown on the building plans. The outer perimeter of the porch may
be a continuous spread footing and stem wall with a minimum frost cover of 36" as shown in the

Typical Foundation Wall Section, or each of the porch columns may be supported by an isolated
pier and footing with a minimum frost cover of 36`. Attached is a detail for an Isolated Pier
Foundation. In either case the footings shall bear on undisturbed natural gravels. Care should
be taken in the excavation of the basement not to disturb this condition.
