A tract of land situated in the SE~'li< of Section 21, Township 6
South, Range 89 West of the Sixth Pr>incipal Meridian~ Garfield -
County, Colorado,· described as follows:
Beginning at a point on the Southerly line of said SE'li<NE~ whence
the East Quarter Corner of said Section 21 bears S. 87°05 1 E.
820.90 feet; thence N. 87°5 1 W. 3L~1.20 feet along the southerly
line of a road .as constructed _and in place; thence N. 12°14 1 W.

11' W. 2073.52 feet and S. 16°17'E. 1270.68 feet from the East

a point on the Easterly line of said road; thence S. 87°05 1 E.

WHEREAS, the Petitioner has demonstrated to the satisfaction of the Board.
of County Commissioners of Garfield County, Colorado, that he desires said
exemption for the purpose of resale of s_aid tracts into single-family residential
acreage, and;
WHEREAS, the Petitioner has demonstrated to the satisfaction of the Board
of County Commissioners of Garfield County, Colorado, that central water and
sewer service is available to each of said tracts, that there is adequate -
ingress and egress to said tracts, that the requested_division is in accordanc~
with the general purposes. and intent of the Subdivision Regulations of trye
of Colorado and the County of Garfield, _and should, therefore, be exempted
the definition of the terms "subdivision" and "subdivided land'! as
