All steps outside or inside over three (3) steps must have handrails, guard rails.on balconies or decks over 30" high constructed to all 1994 UBC requirements; 6. Outside grading done to where water will detour away from the building; 7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of extenuating circumstances, i.e. weather, but a Certificate -of Occupancy will not be issued until all the required items are completed and a final inspection made. Box 2317 Glenwood Springs, CO 81602 RE: Schaenan Remodel Dear Duane: Per your request, I accompanied you on November 10 on an inspection of a residence located at 18 North Meadow View Court in Oak Meadows. The purpose of the inspection was to determine the structural implications of the current remodel. project. This letter report summarizes our findings. The residence is undergoing major remodeling. The bulk of the activities were in the living, bathroom, upstairs and downstairs bedroom areas. The living room remodel consisted of removing one of the columns that was supporting a roof beam, adding hardwood floors and the addition of a bay window. The bathroom remodel consisted of removing a wall between the adjacent bedroom closet and the bathroom. The lower bedroom remodel consisted of relocation of the heating system and addition of a bathroom. Based on my review, I observed two changes that have structural implications. 1. The post that was removed from the living room was structural. Removal of the post has reduced the load capacity of the roof beam below allowable limits. We recommend that either the post be reinstalled or knee braces added to effectively return the span to the original design. The attached drawing shows the structural details for the knee braces. The drawing shows knee braces added to both roof beam spans. The addition of braces to the shorter span is cosmetic and may be omitted at the owner's option. 2. The window header for the new bay window is constructed of two 2x6 members. These members will not support design roof loads. The header should be replaced with one constructed of three 2x6 members.
