The findings of our work and recommendations for the foundation design are presented in this report. The work was done in accordance with our agreement for geotechnical engineering services to CMC Group, dated December 5, 2001. Evaluation of potential flooding is beyond the scope of this study. The proposed residence will consist of a 1 and 2 story wood frame structure with an attached garage. There will be a second story of living space above the garage. Ground floors will be slab -on -grade. Spread footings sized for an allowable soil bearing pressure of 2,000 psf were assumed in the design. The Roaring Fork River is located immediately east of the building area and about 6 to 8 feet lower in elevation. At the time of our visit to the site, the ground surface was near design bearing level. We were informed that the topsoil had been stripped to the natural gravels and design bearing level reestablished with on-site gravel fill. A small walk -behind vibratory sheepsfoot roller was on-site and had been used to compact the fill. The fill materials were relatively loose. At our request, three pits were excavated across the building area to determine the depth to the natural gravels. Between 1 to 2 feet of on-site gravel fill was observed above the natural gravels. We recommended that a larger vibratory compactor be used to compact the fill and rock larger than about 8 inches be removed. When observed on December 12, most of the larger rocks appeared to have been CMC Group December 11, 2001 Page 2 removed and a large Caterpillar CP -323C was being used to compact the fill. The fill compaction was visually observed to achieve acceptable compaction. Compaction testing was not performed due to the coarseness of the material. We estimate that the fill material may consist of about 40% larger than 4 inches. The material exceeds the ASTM limit of 30 % maximum retained on the 3/4 -inch screen for testing in accordance with ASTM D698 (Proctor density). No free water was observed and the soils were slightly moist to moist. This area of the Roaring Fork Valley is underlain by Pennsylvania -age Eagle Valley Evaporite bedrock. The evaporite contains gypsum deposits. Dissolution of the gypsum under certain conditions can cause sinkholes to develop and can produce areas of localized subsidence. Sinkholes were not observed in the immediate area of the subject lot. The pits excavated in the building area were relatively shallow, for observation of the bearing conditions only. Based on our present knowledge of the site, it cannot be said for certain that sinkholes will not develop. In our opinion, the risk of ground subsidence at the subject site is low but the owner should be aware of the potential for sinkhole development. Considering the conditions exposed and the nature of the proposed construction, spread footings placed on a limited depth of compacted granular structural fill placed on the undisturbed natural gravels designed for an allowable soil bearing pressure of 2,000 psf should be adequate for support of the proposed residence. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils in footing areas should be recompacted. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 10 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 45 pcf for on-site gravels, excluding oversized rock, as backfill. Structural fill placed within floor slab areas can consist of the on-site gravels or suitable imported granular fill, excluding oversized rock, compacted to at least 95 % of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent ponding within at least 10 feet of the building. H -P GEOTECH CMC Group December I.I., 2001 Page 3 The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this Letter. If there are any questions or if we may be of further assistance, please let us know. Sincerely, HEPWORTH - PAWLAK GEOTECHNICAL, INC. Jordy Z. Adamson,. Jr., P. I was totally unaware of any restrictions for a caretakers unit in this area without Special Use Approvals. Thus we will remove any cooking appliances from the caretakers unit as indicated on the plans which were submitted on October 23, 2001. Secondly, attached you will find a flood plain study for this parcel prepared by SGM. Also you will find support data from Gamba and Associates indicating floor elevations to correspond with the site plan and building envelope submitted to you also on October 23.
