Setbacks:
The following items are required by Garfield County for a fmal Inspection:
1) A final Electrical Inspection from the Colorado State E lectrical Inspector.
2) Permanent address assigned by Garfield County Building Department and posted at the
structu.re an~. wh~re readily visible. from access road.
3) A finished roof; a lockable building; completed exterior siding; exterior ·doors and windows
installed; a complete kitchen with cabinets, sink with hot & cold running water, non-absorbent
kitchen floor covering, counter tops and finished walls, ready for stove and refrigerator; all
necessary plumbing.
4) All bathrooms must be complete, with washbowl, tub or shower, toilet, hot and cold running
water, non-absorbent floors, walls finished, and privacy door.
5) Steps over three (3) risers, outside or 4tside must be must have handrails. Balconies and decks
over 30" high must be constructed to all me and IR.C requirements including guardrails.
6) Outside grading completed so that water slopes away from the building;
7) Exceptions to the outside steps, decks, grading may be made upon the demonstration of
extenuating circumstances., ·i.e. weather. Under such circumstances A Certificate of
Occupancy may be issued conditionally.
8) A fmal inspection sign -off by the Garfield County Road & Bridge Department for driveway
installation, where applicable; as well as any final sign off by the Fire District, and/or State
Agencies where applicable.

property lines from each corner of the proposed structure prepared by a licensed surveyor and has the
surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or more must
be shown on site plan. (NOTE Section 106.2) Any site plan for the placement of any portion of a
structure within 50 ft. of a property line and not within a previously surveyed building envelope on a

If any required information is missing delays in issuing the permit are to be expected. Work may not proceed
without the issuance of a permit. If it is determined by the Building Official that additional information is
necessary to review the application and plans to determine minimum compliance with the adopted codes, the
application may be placed behind more recent applications for building permits in the review process and not
reviewed until required information has been provided and the application rotates again to first position for
review, delay in issuance of the permit or delay in proceeding with construction .

In regards to the old existing house at 3468 Hwy 13, Rifle Co.
I request permission to use the building as storage. until approximately July I, 2009, as we are
combining two house holds of furniture and we have no where else to store things.
It will not be a livable structure as the heating system. appliances. cabinets. some doors and windows
will be removed as well as the water turned off.
Final plans are for the complete demolition after the siding and aU other salvageable item s are
removed .

This home will be constructed as required by the State of Colorado, Division of
Housing's Modular Housing Act (Resolution 10, 34 and Rule 1) and the Nebraska Public
Service Commission, Division of Housing's Modular Housing Rules and Regulations.
The approval of design will be performed by both agencies. The actual inspection of the
home will be completed by the Nebraska Public Service Commission as per written
agreement of reciprocity with the Colorado Division of Housing. Evidence of
compliance will be a Nebraska label in the living room window of the home. One
Colorado compliance label (referred to as "FB" labels) will be found under the kitchen
sink in a base cabinet. One additional label will be located in each additional "module"
in either a wardrobe, vanity or head cabinet. The home will also have a "Data Plate" that
will identify specific design criteria of the home. This data plate is usually located in a
wardrobe near the water heater, in a washer/dryer head cabinet or on the electrical panel
board door.
