We understand that although the area of lot 5, just under 11,000 square feet, does not meet the current requirement, use of an ISDS is allowed due to the age of the subdivision. Based upon our discussion, we understand that the 1SDS will be designed to serve a two-bedroom 14 x 66 mobile home with a clothes washer, but no garbage disposal will be installed. Please refer to the attached site plan. The design will be based on the results of a percolation test performed by Garfield County (see attachment), which determined the rate to be 40 minutes per inch. The test was performed at the bottom of a soil profile pit approximately 10 feet deep at the location for the proposed dry well. The profile revealed clay soil typical for the area, bedrock was not encountered and no evidence of ground water was present. A dry well system was selected due to the relatively small lot size. The system components must comply with setback requirements in accordance with Colorado State Health Department regulations (see attachment). A detailed summary of each of the system components will be included following a description of the overall system. All system components shall comply with Garfield County and Colorado State Health Department regulations. No vehicular access shall be allowed over the system components. The system shall consist of piping to convey the effluent, by gravity, from the dwelling to a two-compartment septic tank. Grey water from the septic tank is piped, by gravity, to the dry well where it is absorbed into the soil. Piping shall consist of 4", Schedule 40, PVC pipe with watertight joints. Piping shall be straight in alignment and straight in grade. A cleanout will be required at any a change in alignment and/or grade. The grade of the pipes must be a minimum of 114" per foot. All piping shall have a minimum cover of two (2) feet. A two-compartment septic tank with a minimum capacity of 750 gallons, as specified by Garfield County, shall be placed no closer than 5' from the dwelling. Soil conditions and the absence of ground water will permit the use of various tank materials, the most common choices being November 15, 2001 Mr. Marvin Caller Page 2 Project No. 2001-279.001 concrete and fiberglass. The tank shall be placed on undisturbed native soil to minimize any settling which could potentially damage the inlet or outlet piping_ Attached is a schematic of a typical drywell from the Garfield County Regulations. Calculations for the sizing of the drywell are attached. The dry well shall be located a minimum of six (6) feet from the septic tank and twenty (20) feet from the dwelling. The drywell will be constructed by excavating a square pit, 16 x 16 feet approximately 11'-6" deep, and placing a layer of gravel a minimum of 12" thick over undisturbed native soil in the bottom of the pit. It is important that the bottom of the excavation be undisturbed native soil to minimize any settling which could potentially damage the inlet piping. Next a 4 -foot diameter manhole with perforated barrel sections, topped by a cone ring and lid, shall be placed in the center of the pit. For your information, we have attached drawings of pre -cast components as manufactured by AMCOR. The manhole will be surrounded by gravel to a depth of 8'-6" as measured from the bottom of the pit. All of the gravel shall be 1 1/2" to 2 1/2" screened gravel free of fines and debris. The drywell will be completed by installing the inlet piping, covering the gravel with straw and backfilling as shown in the schematic. There shall be a minimum of two (2) feet of cover over the inlet piping. General Notes: 1. All materials, installation practices and setback requirements shall comply with Garfield County Individual Sewage Disposal System Regulations. 2. No portion of the system shall be placed in fill. Once backfilled, provide positive drainage away from the drywell. 3. The area, disturbed by construction, shall be reseeded by native grasses to prevent erosion. 4. Use risers as needed to bring septic tank access hatches within 6" of finished grade. 5. Locate septic tank to provide adequate access to the tanks for pumping. 6. The Contractor and Owner shall take whatever measures are necessary to assure that (a) the septic tank and sewerlines are completely watertight to prevent infiltration of groundwater in the system, and (b) the system is installed to prevent freezing of the gravity sewerlines. No irrigation to be allowed over the drywell. 7. The Engineer and Garfield County Sanitation Department shall be notified when construction commences and kept abreast of the construction progress so that sufficient inspections and observations can be performed to assure conformance with this design. November 15, 2001 Mr. Marvin Colter Page 3 Project No. 2001-279.001 It is the Contractor's responsibility to verify all locations of utilities and setbacks that may be affected by the installation of the septic system. Verification of all utility locations shall be made with the appropriate utility company. 9. Substitution of materials (Le., pipe, tanks, etc.) is acceptable, provided verification and acceptance by the Engineer and the Garfield County Sanitation Department is made. If you have any questions or comments, please call. Sincerely, SCHMUESER GORDON MEYER, INC. Clay Goldberg, P.E.
