Permanent address assigned by Garfield County Building Department posted where readily visible from access road; 3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary plumbing; 4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water, non-absorbent floors and walls finished and a privacy door; 5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or decks over 30" high constructed to all 1994 UBC requirements; 6. The mea- surement was performed using a continuous radon monitor (CRM), and was performed in conformance with test protocols established by the US Environmental Protection Agency in the document entitled "Protocols for Radon and Radon Decay Product Measurements in Homes." The report in the adjacent column is a photocopy of the actual report that was obtained form the CRM upon completion of the measurement period. The measurement period was 48 hours. The "Overall Average" is the simple average of all of the values listed in Tabular Data. The "EPA Average" is the simple average of all of the values listed in Tabular Data, except those values recorded during the first four hours of the measurement period. The "p" indicates that, during this measurement interval, the power was disconnected from the CRM. The "T" indicates that, during this measurement interval, the CRM was disturbed or moved. XThe radon gas measurement was completed and there is no evidence that the CRM was tampered with in any way. Therefore, the average values contained in this report reflect the radon gas concen- tration at the time of the test and should not be construed as either predictive or supportive of a similar measurement conducted at another time in the same structure. 0 The radon gas measurement was completed and there is evidence that the CRM may have been tampered with during the measurement period. Therefore, the measurement values are not consid- ered valid, and further testing is recommended. Please consult the attached EPA guidelines to interpret the results of this measurement. Interpretation of Radon Test Results There are two possible outcomes of a screening measurement: (1) if the result is at or above 4 pCi/L (picocurries per liter of air), mitigation of the radon concern is recommended; (2) if the result is below 4 pCi/L, no action is necessary. However, the EPA believes that any radon exposure carries some risk, therefore, follow-up testing four times in a year (once each season) is recommended to obtain a more accurate radon exposure picture of the home. The following recommendations are summarized from EPA's Home Buyer's and Seller's Guide to Radon: If your Screening Measurement Result is below 4 pCiIL: Follow-up measurements are probably not required if the screening measurement was made in the lowest livable area of your home under closed -house conditions. EPA estimates that the average indoor radon level is about 1.3 pCi/L. The U.S. Congress has set a long-term goal that indoor radon levels be no more than outdoor levels. EPA estimates that the average outdoor radon level is about 0.4 pCi/L. While this goal is not yet technologically achievable in all cases, most homes today can be reduced to less that 2 pCi/L. If your screening measurement results are 4 pCi/L or higher: The EPA recommends that a qualified radon mitigation company be contacted to make corrections. This test did not include a test for the amount of radon in the water supply. Note that federal standards may be imposed on public water supplies in the near future. Determination of the amount of radon in the water can only be determined by a separate testing methodology. Our office is the structural engineer of record for the foundation systems for modular homes to be placed on the following five lots: Lot 1, Lot 2, Lot 3, Lot 7, and Lot 9. Prior to commencing with design of the foundations we reviewed the following information provided by Hepworth-Pawlak Geotechnical, Inc.: 1. "Geologic Hazards Assessment, Proposed Smith Subdivision, Highway 6 and Road 216, Garfield County, Colorado" (October 25, 1999). 2. "Preliminary Geotechnical Study: Proposed Smith Subdivision, Highway 6 and County Road 216, Garfield County, Colorado" (November 11, 1999). The preliminary report included borings on four of the five subject lots: Lot 1, Lot 3, Lot 7, and Lot 9. Consequently, Hepworth-Pawlak provided our office with site specific soils information for those four lots. An allowable soil bearing pressure of 1200 PSF was provided, and utilized in the foundation design for Lot 1, Lot 3, and Lot 9. An allowable soil bearing pressure of 800 PSF was provided, and utilized in the foundation design for Lot 7. An assumed soil bearing pressure of 1200 PSF was provided and utilized in the foundation design for Lot 2.
