The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water,
non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.
****CANNOT OCCUPY OR USE DWELLING UNTIL A CERTIFICATE OF OCCUPANCY
(C.O.) IS ISSUED. OCCUPANCY OR USE OF DWELLING WITHOUT A C.O. WILL BE
CONSIDERED AN ILLEGAL OCCUPANCY AND MAY BE GROUNDS FOR VACATING

Ladies and Gentlemen:
I submit herewith an application for a building permit for the installation of a manufactured
home on the above -referenced property consisting of approximately 60 acres. The property owner,
Warren Stults, will move from the existing old home on the property to the new residence.
We intend to submit in the near future an application for a special use permit to use the old
home, which is approximately 1400 square feet in size, as an accessory dwelling unit. This letter is
to represent and certify that after Warren Stults vacates the old home and occupies the new home,
the old home will not be occupied unless and until a special use permit is issued by the County to
allow use of the old home as an accessory dwelling unit.
Our focus at this time is to get Warren into a warm and comfortable living environment
before winter. Your consideration in this matter is greatly appreciated.

CONDITIONS OF APPROVAL
1) This well shall be used in such a way as to cause no material injury to existing water rights. The issuance of this permit
does not assure the applicant that no injury will occur to another vested water right or preclude another owner of a vested
water right from seeking relief in a civil court action.
2) The construction of this well shall be in compliance with the Water Well Construction Rules 2 CCR 402-2, unless approval
of a variance has been granted by the State Board of Examiners of Water Well Construction and Pump Installation
Contractors in accordance with Rule 18.
3) Approved pursuant to CRS 37-92-602(3)(b)(II)(A) as the only well on a tract of land of 56.49 acres described as that portion
of the Sec. 26 and Sec. 23, Twp. 4 S, Rng. 91 W, Sixth P.M., Garfield County, more particularly described on the attached
exhibit A.
4) The use of ground water from this well is limited to fire protection, ordinary household purposes inside not more than
three (3) single family dwellings, the watering of poultry, domestic animals and livestock on a farm or ranch and the
irrigation of not more than one (1) acre of home gardens and lawns.
5) The maximum pumping rate of this well shall not exceed 15 GPM.
6) The return flow from the use of this well must be through an individual wastewater disposal system of the
non -evaporative type where the water is returned to the same stream system in which the well is located.
7) This well shall be constructed not more than 200 feet from the location specified on this permit.
8) Approved for the installation of a pump in, and the use of, an existing well, constructed on June 16, 1999 under monitoring
hole notice MH -36274, and deepened on October 26, 1999 under monitoring hole notice Mf -i-37113.
9) This permit has been approved as the only well on 59 acres described in the attached Exhibit A . You are hereby notified
that you have the right to appeal the issuance of this permit, by filing a written request with this office within sixty (60) days
of the date of issuance, pursuant to the State Administrative Procedures Act. (See Section 24-4-104 through 106, C.R.S.)a i
