Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Applicants are required to indicate appropriately and to submit the completed check list at time of application for a permit. January 1, 1999 Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheating, house - rap, (which is required), siding or any approved building material. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40# per ft. up to 7,000 F.O.S. and an 80 M.P.H. wind. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. 1. As requested by Paul Owens, our office has reviewed construction documents for the noted addition. Brian Kurtz, P. E., of our office also performed a structural inspection of the addition on September 18, 2004. At that time, all foundation and framing was complete. No interior finishes had been installed, so that all of the framing was exposed to view. In plan, the addition measures approximately 20'-0" east -to -west by 24'-0" north - to -south. Subsequent to performing the structural inspection our office performed a structural analysis of the subject roof and floor framing system, to include a computer analysis of the premanufactured roof trusses. The roof trusses are rated at 60 PSF when spaced at 24" on center. In this application they are required to support a snow load of 40 PSF, and are spaced at 24" on center. Each truss is supported on a timber beam via a HUS -210 joist hanger (Hanger manufacturer = Simpson Strong Tie, Co.). The ends of the trusses had been modified (the ends of the trusses had been trimmed ofl) so as to bear in the hangers. A 1/2" thick plywood gusset plate with (12) 8 penny nails had been added to the existing metal press plate connector. It is our professional opinion that the trusses as modified are structurally adequate to support the roof dead loads plus a design snow load of 40 PSF. We reviewed all of the roof framing to include the timber + laminated veneer lumber (LVL) beams and the 8'-0" x 12'-0" porch roof on the north side of the addition. All of the roof framing is, in our professional opinion, structurally adequate as constructed Floor joists for the upper floor are 11.7/8" TJI/PRO-250 joists spaced at 16" on center. The joists span 20'-0" east -to -west across the addition. They are supported by the east exterior wall, a center LVL beam ((2)-1.3/4" x 11.7/8" LVL which clear spans 24'-0" north -to -south), and a W10x26 steel beam at the west exterior wall. A basic structural analysis of this floor framing system demonstrates that this floor framing system is structurally adequate to resist all imposed dead loads and design live loads and snow loads. Box 264 Glenwood Springs CO 81602 Dear Mr. Owens: As requested, we observed the proposed building site April 6, 1989, to evaluate the surficial conditions for feasibility of the proposed construc- tion. The findings of our work and conclusions are presented in this report. The proposed building site is located on a moderately sloping, south facing bench above a first order tributary to Three Mile Creek. The side drainage is orientated roughly north -south and has a creek level on the order of 10 to 15 feet below the building site ground level. The subject lot is located near the end of the residential development area of Three Mile Creek and near the mouth of the side drainage. The near surface bedrock in the area of the site consists of steep, westerly dipping sandstone beds of the Maroon Formation. A prominant bedrock ridge is located directly west of the building site which is covered by collu- vium derived from weathering of the formation. The proposed building site is situated on a bouldery debris fan deposit of the side drainage. The eastern side of the debris terrace is very steep down to the creek and the western limit forms a gentle swale where it meets the valley side colluvium. Debris fan boulders to at least a few feet in size are exposed on the ground surface. Boulder fragments which could have fallen from the valley side were not observed on the site. An existing driveway trail which is cut into the collu- vial slope and old cut and fill bench are located uphill to the west and north of the proposed building site. Based on the surficial conditions identified at the site, development of the proposed residence should be feasible based on geotechnical considera- tions. We understand the proposed building will be two stories with a walkout basement level which should have a maximum excavation depth on the order of 6 feet. The building excavation could transition the debris fan and colluvial deposits which could impact foundation design and performance -n - -expect that spread footings placed on the natural soils and designed for a maximum bearing pressure of 2000 psf can be used to support the building. The eastern slope of the debris fan bench is very steep and could be subject to erosion. We recommend the building foundation be set back beyond an imaginary line extended up from the toe of the natural slope at a grade of 1 3/4 horizontal to 1 vertical to limit potential of undermining of the build- ing. The setback criteria should be reviewed at the time of construction when the building location and foundation depths have been determined. The conclusions and recommendations presented in this report are based on our observation of the surficial site conditions and our experience in the area. We recommend that the subsoil conditions and grading be reviewed at the time of excavation by a representative of the soil engineer.
