RE: Director's Decision -Amended Subdivision Plat Lots 4 and 13 Ranch at
Roaring Fork IV Filing No. 1 (File No. FPAA-7718)
Dear Marl<:
This letter is provided to you as the authorized representative for the Applicants
in regard to the Amended Plat Application for Lots 4 and 13 of the Ranch at
Roaring Fork IV, Filing No.1. The Application was submitted on behalf of Blair
Elliot (owner of Lot 4) and Robert R. Van Raden Jr. (owner of Lot 13). The
property addresses and Assessor Parcel Numbers are 0075 Stagecoach Circle
(Parcel No. 2393-362-15-013) and 0041 Stagecoach Circle (Parcel No. 2393-
362-15-004 ).
The Application has been reviewed in accordance with the Administrative Review
procedures contained in the Land Use and Development Code as amended.
Said provisions require a Decision by the Director of the Community
Development Department on whether to approve, approve with conditions, or
deny the request.
A decision is hereby issued regarding-your Application for an Amenc;jed Final Plat
for Lots 4 and 13 of the Ranch at Roaring Fork IV, Filing No.1. The Director's
Decision Is to approve the Application including a finding that the application
meets the requirements of the Garfield County Land Use and Development Code
as amended and subject to the following conditions:
1. That all representations of the Applicant contained in the Application
submittals shall be conditions of approval unless specifically amended or
modified by the conditions contained herein.
2. AU requirements from the County Surveyor shall be met prior to submittal
of the plat for final execution.
3. The Plat shall be subject to final review and approval by the County
Attorney's Office and Community Development Department prior to submittal of
the plat for final execution. All standard plat certificates and signature blocks
shall be included on the final plat including but not limited to Certificates of Taxes

Paid, Lien Holders Certificates if there are lien holders, and Title Certificates for
each of the two lots.
4 . A plat note shall also be included on the amended plat reading as follows :
The plat notes from the Final Plat Ranch at Roaring Fork IV Filing
No. 1, recorded at Reception No. 27 4823 and the Amended Final
Plat of Lots 4 and 5, Ranch at Roaring Fork IV Filing No. 1,
recorded at Reception No. 725495 remain in full force and effect to
the Lots contained in this Amended Plat.
5. The Applicant shall provide a title report or commitment for both lots prior
to submittal of the plat for final execution. The title report shall confirm ownership
of the property and any lien holders that will also be required to sign the plat.
6. The proposed plat shall be updated and edited as follows prior to submittal
for final review by the County:
a . The new lot line shall be labeled on the amended plat and the delineation
of 1 O ft. areas on either side of the original lot line shall be removed .
b. The easement plat note shall be removed from the amended plat. It is
addressed by reference to the previous recorded plats.
c. The final mylar version of the plat may have some of the improvements
information removed subject to direction from the County Surveyor.
7. The Applicant shall provide an updated letter from the Homeowners
Association indicating their approval of the requested lot line adjustment as
shown on the draft amended plat.
The Land Use and Development Code requires notification to the Board of
County Commissioners for their review and potential call-up of the application for
a public hearing. The Board review is for a period of 1 O calendar days
commencing on the date of the Director's Decision. The call-up period shall
expire on December 5th. The Amended Final Plat will be scheduled on the Board
of County Commissioner's consent agenda after expiration of the call-up period
and once all conditions of approval have been satisfied.
