HomeMy WebLinkAbout3.0 Director's DeterminationGarfield Coanty BUII-DING & PIA,NNING DEPARTMENT April 19, 2007 Fritz and Vanessa Anthes 41 Stagecoach Circle Carbondale, CO 81623 RE: Amen ded Plat for lofs 4 and 5 of the Ranch at Roaring Fort 4V- filing one (1) Dear Mr. and Mrs. Anthes: As you are aware, on Monday, April 16, 2007, the Board of County Commissioners unanimously approved your request to amend the Final Plat for Lots 4 and 5 in the Ranch at the Roaring Fork Subdivision with the following conditions: 1. That all representations of the Applicant, either within the application or stated at the meeting before the Board, shall be considered conditions of approval. 2. The Applicant shall realign the side yard ten (10) ft wide easement for utility, drainage, irrigation between lots 4 and 5, Ranch at Roaring Fork 1V, no. one (1), to reflect the realignment of the common lot line. 3. Within 90 days of approval, the Applicant is required to submit a paper copy of the approved Amended Final Plat to the Building and Planning Department for review by the County Surveyor. Once the Surveyor approves of the paper copy, the Applicant shall provide a signed mylar version of the Amended Plat to the County to be signed and dated by the Chairman of the Board and recorded in the Clerk and Recorde/s ffice of Garfield County. The Amended Final Plat shall meet the minimum CRS standards for land survey plats, as required by Colorado state law, and approved by the County Surveyor and shall include, at a minimum, the information outlined in Section 5:22 ol the Garfield County Subdivision Regulations. 108 Eighth Street, Suite 401 .
