The following items are required by Garfield County for a final Inspection:
1) A final Electrical Inspection from the Colorado State Electrical Inspector.
2) Permanent address assigned by Garfield County Building Department and posted at the
structure and where readily visible from access road .
3) A finished roof; a lockable building; completed exterior siding; exterio.r doors and windows
installed; a complete kitchen with cabinets, sink with hot & cold running water, non-absorbent
kitchen floor covering, counter tops and finished walls, ready for stove and refrigerator; all
necessary plumbing.
4) All bathrooms must be complete, with washbowl, tub or shower, toilet, hot and cold running
water, non-absorbent floors, walls finished, and privacy door.
5) Steps over thtee (3) risers, outside or inside must be must have handrails. Balconies and decks
over 30" high must be constructed to all IBC and IRC requirements including guardrails .
6) Outside grading completed so that water slopes away from the building;
7) Exceptions to the outside steps, decks, grading may be made upon the demonstration of
extenuating circumstances., i.e. weather. Under such circumstances A Certificate of
Occupancy may be issued conditionally.
8) A final inspection sign off by the Garfield County Road & Bridge Department for driveway
installation, where applicable; as well as any final sign off by the Fire District, and/or State
Agencies where applicable.
A CERTIFICATE OF OCCUPANCY (C.O.) WILL NOT BE ISSUED UNTIL ALL THE
ABOVE ITEMS HAVE BEEN COMPLETED.
A C.O. MAY TAKE UP TO 5 BUSINESS DAYS TO BE PROCESSED AND ISSUED.
OWNER CANNOT OCCUPY OR USE DWELLING UNTIL A C.O. IS ISSUED.

In order to understand the scope of the work intended under a permit application and expedite the
issuance of a permit it is important that complete information be provided. When reviewing a plan and
it's discovered that required information has not been provided by the applicant, this will result in the
delay of the permit issuance and in proceeding with building construction. The owner or contractor shall
be required to provide this information before the plan review can proceed. Other plans that are in line
for review may be given attention before the new information may be reviewed after it has been
provided to the Building Department.
TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE
SUBMITTED FOR ALL APPLICATIONS.
Please review this document to determine if you have enough information to design your project
and provide adequate information to facilitate a plan review. Also, please consider using a design
professional for assistance in your design and a construction professional for construction of your
project. Any project with more than ten (10) occupants requires the plans to be sealed by a
Colorado Registered Design Professional.
To provide for a more understandable plan in order to determine compliance with the building, plumbing
and mechanical codes, applicants are requested to review the following checklist prior to and during
design. Applicants are required to indicate appropriately and to submit the completed checklist at
time of application for a permit.
Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn
to scale.

Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks ,
balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and
original grade . A section showing in detail, from the bottom of the footing to the top of the roof,
including re-bar, anchor bolts , pressure treated plates, floor joists, wall studs and spacing, insulation,
sheeting, house-rap, (which is required), siding or any approved building material. Engineered
foundations may be required.
A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be
d esigned to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M .P .H. wind speed,
wind exposure B or C , and a 3 6 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or your
plans will be returned.
All plans submitted must be incompliance with the 2003 IRC.
1. Is a site plan included that identifies the location of the proposed structure or addition and distances to
the property lines from each comer of the proposed structure(s) prepared by a licensed surveyor
and has the surveyors signature and professional stamp on the drawing? Pr operties with slopes of
30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the
phicement of any portion of a structure within 50 ft. of a property line and not within a previously
surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor
and have the surveyor's signature and professional stamp on the drawing. Any structure to be
built within a building envelope of a lot shown on a recorded subdivision plat shall include a
copy of the building envelope as it is shown on the final plat with the proposed structure located
within the en~lope .

Notes:
If any required information is missing delays in issuing the permit are to be expected. Work may not
proceed without the issuance of a permit. If it is determined by the Building Official that additional
information is necessary to review the application and plans to determine minimum compliance with the
adopted codes, the application may be placed behind more recent applications for building permits in the
review process and not reviewed until required information has been provided and the application rotates
again to first position for review, delay in issuance of the permit or delay in proceeding with
construction.

General Provisions
I) The applicant represents all patties in interest, and a~rms that the driveway approach (cs) is to be constnJcted by
him for the bona fide purpose of sceunng access to hts property and not for the purpose of doing business or
semcmg vebtcles on the road right of way.
2) The applicant shall furnish all labor and materials, perform all work, and pay all costs in connection wtth the
construction o.fthe drivcway(s). All work shall be completed withill thirty (30) days of the permit date.
3) The type of construction shall be as designated and/or approved by the Board of County Commissioners or their
representative and all materials used shall be of satisfactory quality and subject to inspection and approval of the
Board of County Commissioners or their representative.
4) The traveling public shall be protected during the i.n.stallation with proper warning signs and signals.and the Board

6) In the event it becomes necessary to remove any right-of-way fence, the posts on either side of the entrance shall
be surely braced before the fence is cut to prevent any slacking of the remaining fence and all posts and wire
removed shall be turned over to the District Road Supervisor of the Board of County Commissioners.

Specifications
I. A driveway approach i> understood to be that portion of the county road right-of way between the pavement edge
and the property line that is designed and used for the interchange of traffic between the roadway and abutting
property.
2. At any intersection, a rlriveway shall be restricted for a sufficient distance from the inter>ection to preserve the
normal and safe movement of traffic. (II is recommended for rural residence entrances that a minimum
intersection clearance of 50 feet be provided and for rural commercial entrances a minimum of I 00 feet be
provided.)
3. All entrances and exits shall be so located and constructed that vehicles approaching or using them will be able to
obtain adequate sight distance in both directions along the county road in order to maneuver safely and without
interferins with county road traffic.
4. The Applicant shall not be permitted to erect any sign or display mnterial, either fixed or movable, on or
extending over any portion of the county road right-of-way.
5. Generally, no more than one approach shall bo allowed any parcel or property the frontage of which is less than
one hundred (100) feet. Additional entrances or exits for parcels having a frontage in excess of one hundred 100)
feet shall be permitted only after showing of actual convmiencc and necessity. .. ,
6. All driveways shall be so located that the flared portion adjacent to the traveled way will not encroach upon
adjoining property.
7 .. · No commercial driveway shall have a width greater than thirty (30) feet measured.aaight angles to the centerline
·of the driveway except as increased by pcrmissible radii. No noncommercial drivcway-shalll>ave a width greater
·. than· twenty (20) feet measured at right angles to the centerline of the driveway, except>8s-inereased by
permissible radii. ..
8. The 3!1is of an approach to the road may be at a right angle to the centerline of the county road and of any angle
between ninety (90) degrees and sixty (60) degrees but shall n.ot be less than si~ty (60) degrees. Adjustment will
be made according to the type of traffic to be served and other physical conditions.
9. TI1e construction of parking or serv.icing areas on the county road right-of-way is specifically prohibited.
Commercial establishments for customer vehicles should provide off-the-road parking facilities.
10. The grade of entrance and cxi.t shall slope downward and away from the road surface at the same rate as the
normal shoulder slope and for a distance equal to the width of the shoulder but in no case Jess than twenty (20)
feet fTom the pavcm<:nt edge. Approach grades arc restricted to not more than ten percent ( 1 0%).
II. All driveways and approaches shalt bo so constructed that they shall not interfere with the drainage system of the
street or county road. The Applicant will be required to pro> ide, at his own c~pense, drainage structures at
entrances and exits_, which will b~;eome an integral part of the existing drainage system. The Board of County
Commissioners or their representative, prior to installation, must approve the dimensions and types of all drainage
structures.
NDte: This permit shall bt made available at the site wbcre and when work is being done. A work sketch or
draw jog of the propru;ed driveway(s) must accompany application. No permit will be issued without drawing,
blueprint, or sketch.

TO USE:
l. Select the appropriate set of tables based on roof slope.
2. Select the section of that table that corresponds to the design
live load and load duration.
3. Find a span that meets or exceeds the design span for the
appropriate roof dead load (15 psf or 20 psi).
4. Read the corresponding joist depth and spacing.
DESIGN ASSUMPTIONS:
I. The spans listed are the horizontal clear distance between
supports. Refer to the diagram below.
2. The spans are based on uniform gravity loads only and have not
been evaluated for wind.
3. These tables do not reflect any additional stiffness provided by
the roof sheathing.
4. Live load deflection has been limited to U240.
5. Total load deflection has been limited to Ul80.
5. The spans are based on the minimum required bearings as
listed on page 14.
ADDITIONAL NOTES:
l. Web stiffeners are not required for any of the spans listed in these
tables. Web stiffeners are required when using the "bird's mouth"
bearing detail. Web fillers are required for joists seated in hangers
that do not laterally support the top flange.
2. The design of continuous spans is based on the longest span.
The shortest span must not be less than 50% of the longest span.
3. U240 is the minimum deflection criteria allowed per code for roof
joists supporting non·plaster ceilings. Verify deflection limits with
local code requirements.
4. Roof joists must have a minimum slope of l/4' per foot (1/4:12)
for positive drainage.
5. For conditions not shown, use the Uniform Roof Load (PLF)
Tables or contact your LP Engineered Wood Products distributor
for assistance.
6. Roof applications in high wind areas require special analysis which
may result in reduced spans and special connectors ta resist uplift.
