Warranty Deed shows no reservation of mineral interests on the ownership deeds for both
properties. There were no exceptions to the titles on both properties.
Upon reviewing the title insurance policies there were also no reservations of mineral interests
under Schedule B-1 which is on the last 3 pages of the printed policy.
Researching with Assessor's office, there was also no recorded mineral interests found in any files
accessible by the Assessor's office.
Last, but not least, we went to the Garfield Recording Department and researched the sale history of
both properties. The entire original subdivision was sold to Alpha Development Corporation on
Dec. 18, 1975 for $45,000. There were no reservations of mineral interests noted on any recorded
paperwork with the Garfield Recording Department for this purchase of property.
Bob Lawton purchased his home in Feb. 1976 from Alpha Development Corporation. The original
owner of the 368 Ponderosa Dr. house purchased the home brand new in 1977 and sold it in 1989.
The 2"d owner sold it to Lynda Brent and Steve Brent in 1997. Through a quitclaim deed the home
was transferred to Lynda Brent in Feb. 2014.
1 attest that we have exhausted all revenues to find any mineral interest ownership pertaining to the
Block 9 Lots 17 and 18 in the Western Hills Subdivisions located in Garfield County, Colorado.
