When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTEDFOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Ffrmit, must be on drafting 1111~er at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), s iding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M .P.H. wind speed, wind exposure B or C , and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. I. Is a site plan included that identifies the location of the propdsed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors s ignature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a lice nsed surveyor and have the surveyor's signature and professional stamp on the drawing. The fmdings of our observations and recommendations for the foundation design are presented in this rep01t. We previously conducted a subsoil study for design of foundations at the site and presented our fmdings in a rep01t dated December 16 ,2006, Job No. 106 1020. The proposed residence will be one story wood :fi·ame construction above a pattial walkout basement and partial crawlspace. Rough :fi·aming of the residence has been completed. The foundation consists of concrete spread footings and concrete stem walls. The excavation grade in the crawlspace steps down about 30 inches adjacent to an isolated pad footing . The footing is 30 inches by 30 inches and about 10 inches thick. The ground surface on the south side of the pad footing slopes away :fi·om the bottom of footing at about 50°. We understand the total load on the footing is 9,600 pounds, resulting is a bearing pressure of about l ,500 psfunder the total load. The soil conditions exposed in the excavation are consistent with those previously encountered on the site and suitable for supp01t of spread footings designed for the reconunended allowable bearing pressure of2,500 psf The bearing conditions of the Workman Construction, Inc. October 30, 2008 Page 2 isolated pad footing appear generally adequate. We reconunend compacted backfill be placed against the slope on the south side of the footing and be sloped away fi·om the bottom of the footing at a grade of 1:1 ( 45°) or flatter. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and the previous limited subsurface exploration at the site. Variations in the subsurface conditions below the excavation could increase the risk of foundation movement. We should be advised of any variations encountered in the excavation conditions for possible changes to recommendations contained in this letter.
