Noel Richardson Balcomb & Green, Tim Thulson County Roads 300 and 303 along the southeast limit of Battlement Mesa, southeast of Town of Parachute, Colorado I. PRO.IECTINFORMATION The subject site contains 181.9 acres to be subdivided into 17 lots ranging from 5.9 to 13.7 acres each. The property is located at the intersection of County Roads 300 and 303 along the southeast limit of Battlement Mesa, approximately two miles southeast of the Town of Parachute, Colorado. The resulting density of the project is 10.7 acres per dwelling unit. II. BACKGROUND As you may recall, the Board of County Commissioners (the Board) approved the Preliminary Plan for the Monument Ridge Subdivision with conditions on September 16, 2002. Subsequently, the Board granted a l-year extension to file the Final Plat application with the County. III. STAFF COMMENTS Staff finds the Applicant has satisfied all the conditions of approval contained in Resolution No. 2002-L06 as well as the final plat requirements in Section 5:00 of the Subdivision Regulations. As a result, the Applicant requests the Board authorize the Chairman to sign the following documents and direct the County Clerk and Recorder to hold the documents without recording them until security has been posted for the remaining improvements to be completed. Section 5:13 of the Subdivision Regulations requires that the final plat be recorded by the Clerk and Recorder within 90 days of the Board's approval of the final plat and may direct the Clerk and Recorder to hold the documents prior to recordation until security has been posted. IV.
