A RESOLUTION CONCERNED WITH THE APPROVAL OF AN AMENDMENTDISTRICT TEXT OF THE GARFIELD COUNTY AIRPORT INDUSTRIAL
CONTAINED IN RESOLUTION NO. 85-103, REQUESTED BY RIFLE LANDLTD. AND COGENERATION AND TECHNOLOGY DEVELOPMENT COMPANY.

WHEREAS, RifIe Land Associates, Ltd., and Cogeneration Technology andDevelopment company have filed an application with the Board of CountyCommissioners of Garfield County for the modification of the GarfieldCounty Airport Industrial Park Planned Unit Development zone District TextApproval of its plan for the parcel of lancl contained in Resolutlon No.85-103; and
I{HEREAS, a public hearing was held by this Board on September 8, 1986;
and
WHEREAS, based on the evidence, testimony, exhibits, study ofGeneral Plan for the unincorporated area of the County, comments ofGarfield County Planning Department, comments of puUfic officialsagencies, and comments from atI interested parties, this Board findsfollows:

3. That the Garfield County Planning Commission has recommended tothis Board that the requested rezoning be granted;
That the proposed zoning is in compliance with therecommendations set forth in the Comprehensive plan for theunincorporated area of the County;
That the P.U.D. modification is consistent with the efficientdevelopment and prese.rvation of t,he entire p. u. D. , does notaffect, in a substantiarly adverse manner, either the enjoymentof the rand abutting upon or across a street from the p.u.D., orthe pubric interest, and is not granted sorely to confer aspecial benefit upon any person;

6. That the requested Planned Unit Development Zone District Text
Amendment rs in general compliance with all requirements of theapplicable Garfield County Zoning Resolution;
7 . Thal for the above stated and other reasons, the requested
Planned Unit Development Zone District Text Amendment is in thebest. rnterest of the morals, order, health, safety, convenienceand welfare of the citizens of Garfield County.
NO!{, THEREFORE, BE IT RESOLVED by the Board of County Commissioners ofGarfield County, that the application for the modification of the GarfieldCounty Airport Industrial Park Planned Unit Development zone district textcontained in Resolution No.85-103 for the following described property inthe unincorporated area of cEffiTa county be approve<i as follows:
1.That the following section of Resolution No.to read as follows:85-I03 be modified

same designated in Ehe final plats of the Garfield County Airportrndustrial Park, a Pranned unit Development, but in a mannergenerally depicted on the development plan submiLted with thisresolution, and which districts shal1 be designated as follows:
IX. Agricultural/Industrial,/Open Space District, A/I/OS
A. Uses by Right:Agricultural-, incruding farm, garden, greenhouse, nursery,orchard, ranch, kennel , guiding and outfitting, ridingstabre, park, greenbelt, veterinary clinic, and customaryaccessory uses includrng buildings for shelter and enclosureof persons, animars, and/or property emproyed in any of the' above uses, including power cogeneration facilities designedfor heating greenhouses and for electric power production.
B. Conditional Uses:ffin accessory use to ranch or f arm operation.
C. Special Uses: None
