WHEREAS, this Board of County Commissioners and Rifle Land
Associates, Ltd. have heretofore fited a pet:-t.icn.with the Board
of County Commissioners of Garfield County to rezone the herein
described property in Garfietd County frori,. Aq:icultural/Industrial

WHEREAS, a public hearing was held by this Board on December
29, 1980; and
WHEREAS, based on the evidence, testinoflY, exhibits, study
of the General Plan for the unincorporated area of the County,
comments of the Garf ield County Planning Decartrilent,
public officials and aqencies, and commettts from all
parties, this Board finds as follows:
1. That proper publication and public notice
as required by law for t-he hearing before the tsoard;
2. That the hearing before the BoarC r'-as extensive and
complete, that a1I pertinent facts, matters and issues it?€r€ sub-
mitted and that aII interested parties were heard at that hearing;
3. That the Garfietd County Planning Ccnmissionhas recom-
mended to this Board that t.he requested rezonirg be granteo;
4. That the proposed zoning is in ccr,pliance with the recom-
mendations set forth in the General Plan for the unincorporated area
of the County if certain conditions more fully set forth herein are
imposed upon the proposed Planned Unit Deveiopnent;
5. That the proposed land use will be ccmpatible with
existing and permitt-La lanC uses resulting fro::. the natural and
planned-expar,iion of the City of Rifle if certain ccnditions nore
iufly set torth herein are imposed upon the proposed Planned Unit
Development;
