heating greenhouseffiric power production.
The reason for the proposed modification is the concern by legal
counsel for CTDC that the previously approved language may allow
someone to challenge and overturn the previously approved text
amendment. This modification is Lo add language clarifying the intent
by CTDC to utilize an electrical power generating plant to heat the
greenhouses and produce electrical power.

IV. SUGGESTED FINDINGS
1. That the meeting with the County Planning Commission was
extensive and complete, that aII pertinent facts, matters and
issues were submitted and that aII interested parties were heard
at that meeting;

That the p.U.D. modification is consistent with the efficient
development preservation of the entire P.U.D., does not affect,
in a substantially adverse manner, €ither the enjoyment of the
land abutting upon or across a street from the P.U.D., or the
public interest, and is not granted solely to confer a special
benefit upon any personi
That th proposed zoning is in general compliance with the
recommendation set, forth in the Comprehensive Plan for the
unincorporated area of the County; provided certain conditions
are met in any subsequent land use permit aPplications;
That the requested Planned Unit Development Modification is in
general compliance with a1I requirements of the applicable
Garfield County Zoning Resolution and, further, that th requested
Planned Unit Development Modification is surtable and approPriate
for the subject property, given the location, condition and
circumstances of the property, and it is generally compatible
with existing land uses in the surrounding nearby area;
That for the above stated and other reasons, the requested
Planned Unit Development Modification is in the best interest of
the morals, order, health, safety, convenience and welfare of the
citizens of Garfield County.
RECOMMENDAT]ON
