RESOLUTION CONCERNED WITH THE APPROVAL OF A ZONE DISTRICT AMENDMENTTO THE GARFIELD COUNTY ZONING RESOLUTION AND PLANNED UNIT DEVELOP-MENT PLAN OF GARFIELD COUNTY AIRPORT INDUSTRIAL PARK REQUESTED BYRIFLE LAND ASSOCIATES, LTD.
WHEREAS, this Board of County Commissioners and Rifle LandAssociates, Ltd. have heretofore filed a petition with the Boardof County Commissioners of Garfield County to rezone the hereindescribed property in Garfield County from Agricultural/rndustrialZone District and Agricultural-/nesid6ntiat/Rrlral nensity ZoneDistrict to Planned Unit Development Zone District and Lo approvea Planned Unit- Development PIan for the Garfield County eirportIndustrial Park, a planned Unit Development; and
WHEREAS, a public hearing was hetd by this Board on December29, 1980; and
WHEREAS, based on the evidence, testimony, exhibits, studyof the Generar plan for the unincorporated area-of the county,comments of the Garfield County Planning Department, comments ofpublic officials and agencies, and. comm6nts- from alI interestedparties, this Board finds as follows:
t- That-proper publication and public notice was providedas required by raw for the hearing before the Board;
2- That the hearing before the Board was extensive andcomplete, that all pertinent facts, matters and issues were sub-mitted and that all interested parties were heard at that hearing;
3 - That the Garfield County Planning Commission has recom-mended to this Board that the requested rezoning be granted;
the proposed zoning is in compriance with the recom-forth in the General pran for the unincorporated areaof the County
imposed upon
4. That
mendations set
if certain conditions more fulIy set forth herein arethe proposed Planned Unit Development;
5- That the proposed land use wilr be compatibre withexisting and permitted land uses resulting from t[re natural andplanned expansion of the City of Rifle if certain conditions morefully set forth herein are imposed upon the proposed planned UnitDevelopment;
6 - That changing conditions and an error in the adoptionof the present zone district map clearly require amendment Lo theZoning Resolution;
7. That, other than in the foregoing particulars, therequested zone change amendment and ptan approval are in generalconformity with the General plan for Garfietd county, colorado,and meet all requirements of the Zoning Resolution of GarfieldCounty, and further that the reguested Planned Unit Developmentis suj-table and appropriate for the subject property consi&eringthe rocation, condition and circumstances of said pioperty, and

that the proposed amendment imprements the purposes and meetsthe standards and requirements of the Plannea Unit Developmentprovisions of the Garfield county Zoning Resorution.
Now, THEREFORE, BE rr RESOLVED by the Board of countyCommissioners of Garfield County, Colorado:

A11 of Lots 2 | 3, and 4 of Section Ig, Township 6South, Range 92 West of the Sixth Principal laeiidian.The South One-hatf (S}i), the South One-half of theNortheast One-quarter (StNEt) , the Southeast One-quarter of the Northwest One-quarter (Setrgp21, andLot 2 of Section 13; the North One-half of theSoutheast One-quarter (N,rSEk) , and the SoutheastOne-quarter of the Southeast One-quarter (SUNSE21,of Section L4; the Northeast One-quarter of theSoutheast One-quarter (Untrg62) of Section 23i theEast One-half (EL4l of Section 25i and all of Section24, all within Township 6 South (T65) , Range 93West (R93W) of the Sixth principal Meridian,excepting those portions of the described tractscontained within the right-of-way of InterstateHighway 70.
Section 2. Prior to aoproval of any final plat of thePlanned-GTffiEielopmentr or lny part ther6of , the applicant shallestablish evidence of ownership and availability of sufficientwater rights to provide to the planned unit development an adequatesupply of potable water to serve the needs of the entire proposeddevelopment for domestic and other uses contemplated under theplanned unit deveropment pIan, provided, however, that the appricantmay submit and the county may approve, all other requirements beingsatisfied, the final plat of the commercial-industrial portionof the planned unit development upon a showing of an adequatewater supply for only that portion of the planned unit development.
Section 3. The design of the sewerage system for the plannedunit deffi@ shall includ.e provisions for pletreatment of indus-trial waste.
Section 4. The proposed locations of future school sitesshalt be recognTzed as general in nature and subject to modifica-tion upon agreement between the developer and the Schoot District.
' Section 5. Engineering standards to be used in the construc-tion of allJrrU-fic improvements under the planned unit developmentplan shall be consistent with those standards used by the City ofRifle when such standards are at least as restrictive as thosepresently in force under the regulations of Garfield County,
Colorado.
Section 6. That the Planned Unit Development shall consistof nineJ9T65 Districts, the boundaries of which shalt be the
same designated in the final plats of the Garfield County AirportIndustrial Park, a Planned Unit Development, and which districtssha1l be designated as follows:
