structure and where read il y v is ible from access road.
3) A fin is h ed roof; a lockab le build in g; completed exterior s idin g; exter ior doors and windows
insta ll ed; a complete kitchen wi th cabinets, s ink with hot & cold running water, non-absorbent
kitchen floor covering, counter tops and fini shed wa ll s, ready for stove and refrigerator; a ll
necessary plumbing.
4) A ll bathrooms must be complete, w ith washbowl, tub o r shower, toilet, hot a nd cold running
water, no n-absorbe nt floors, walls fini shed, and pri vacy door.
5) Steps over three (3) r isers, o uts ide or ins ide mu st be must have h andrai ls. B alconies and decks
over 30" high must be constructed to all JB C and IRC req u irements including g uard ra i ls.
6) Outside gradin g compl eted so that water s lopes away from th e bui lding;
7) Excepti ons to the o uts id e steps, decks, grading may be made up o n the demonstration of
extenuating c ircum stances., i .e. weather. Under such circum stances A Certificate of
O cc upancy may be issued conditionall y.
8) A fin a l ins pect ion sign off by th e Garfie ld County R oad & Bridge De partment for d r iveway
in sta ll atio n, where applicable; as we ll as any final s ign o·ff by the Fire District, and/or State
Agencies where applicable.
