When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the perni.it issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTEDFOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. 1 Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE S~ction: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision fmal plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within vvelope. Notes: David B explained to me that because Garfield County adopted the amendment to Section R31 0.1 basements must have a means of egress. In discuss options to add Egress David B said in order for a window to be added to the base of the stairs the door separating the stairs and Laundry would have to be eliminated. The other option we discussed is to make the wall separating the Stairs from the Laundry would need to become a separation wall so as to not allow "communication between the two areas and the rest of the house. This option would require mechanical and electrical components to be 18" off the floor. After talking to the Contractor, putting the separation wall at the base of the stairs is the option he wishes to use. David B. also said he could accept 11 x17 sheets to tape into his set. We ask Barry if it would suffice to pack out the web on both sides with%" plywood in the three areas for the width plus 2 feet on each end past the boring to regain its integrity. He said it would work with the following nailing pattern-6D nails at 4" O.C. all around the edges and down the center line. In addition I have included the two field reports from yesterday. The new "W' section which the Structural Engineer required was put in place and was being secured during our visit. 3A.03 The MST straps were being installed on either side of the holes drilled into the LVL's INFO. header for the TV drop down, per the Structural Engineer's requirement. 3A.04 It was observed the electrician, by drilling from the main floor down through the INFO. plywood, bored through a TJI in three locations. Measurements and photographs TAB were taken. This information will be sent to the structural engineer and the sufficient Associates, blocking will be requested. Once the proper resolution is received, this information Inc. will be given to Bart Thomas and will be installed per the Structural Engineer's MCM(Bart) requirements. 3A.05 It was observed the fascia was installed on the under side of the porch roofs. The INFO. vertical piece of the fascia which was to be installed behind this fascia to keep birds MCM (Bart) and animals out of this wedge shaped space between the porch roof and the roof of the main structure.
