A parcel of land situated in Lots 3 and 4, Section 35 and Lot 8, Section 34,
Township 7 South, Range 88 West of the Sixth Principal Mer~dian. Said parcel of
land is described as follows:
Beginning at the Witness Corner for the South Quarter corner of said Section 35;
thence N. 53°30'43" w. 4278.58 feet to the True Point of Beginning, said point
also being the NW corner of that parcel conveyed to John H. Jacobsen by Document
No. 271155 of the Garfield County records; thence N. 00°49'00" E. 930.90 feet to
the SW corner of that parcel conveyed to David Burnford, et al by Document No.
276641; thence E. 1337.67 feet along the South line of said parcel .to the SE
corner thereof; thence North 1247.14 feet along the East line and East line
extended of said Burnford, et al parcel; thence N. 89°23'39" E. 446.97 feet;
thence south 2182.67 feet to a point on the North-line extended East of that

4:70 SUPPLEMENTAL INFORMATION
GEOLOGY OF SITE
The site lies in the Roaring Fork River Valley, Garfield County, Colorado. Field
study and published geologic information of this ·area indicate that the Eagle Valley
Evaporite bedrock underlies a topsoil averaging 1 to 2 feet followed by 13 to 16 feet of
gravel alluvium.
The bedrock appea,rs between 20 to 40 feet in depth. It consists of a combination
~,,,
of shale, silt stone and clay stone. All of which are hard to very hard. The gravel
alluvium is very dense, containing cobbles a11d many small boulders in an earthen sand
matrix. The alluvium is coarse and difficult to dig through. The mix is predominantly
from sandstone and shale. There are no major faults in this area.
In the 100 year flood plain, next to the Roaring Fork River shown on the plat
map in proposed Lot 5, we find the modern river valley alluvium with coalescing alluvial
fans. No development is proposed for this area.
Proceeding to the South from the modern river bottom, the land rises to a higher
terrace composed of ancient alluvium that has suitable drainage and compaction for
development. These are stratified deposits consisting of rounded gravel, cobbles and
boulders in an earthen sand matrix, overlain with topsoil averaging 1 to 2 feet. These
geologic features are common to proposed Lots 1, 2, 3, 4 and that part of Lot 5 above
the 100 year flood plain. The preliminary plat map and the site inventory map (see
Exhibit A) indicate 100 year flood ways, ponds, major vegetation, drainage and irrigation
ditches that run through these terraces. There are large areas on each proposed lot,
unaffected by these features, applicable for building on good stratified substrate.
We have found no indication of any radiation hazard to this property or in close
proximity to it.

The subsurface ground waterlevel fluctuates between 5 to 12 feet throughout the
site depending on the depth of the alluvial terraces. Seasonal changes in the· water table
may also affect the depth to ground water, suggesting that no basements should be build
in this area. Investigation, of the engineered. existing septic and dousing tank pits on
,/?;··
proposed Lot 1 show no free water till 8 feet in depth. Field study shows this site to be
representative of the other lots. Common percolation tests indicate a 25 to 65 minute
per inch rate to 8 feet.
Based on our study of the geology of the proposed site, it should be very feasible
to build single family homes on the proposed lots. Potential development problems
resulting from ground water, subsistence, instability in excavations and fill, and drainage
patterns are very low.
We would recommend that once the property is subdivided into lots, each new lot
owner be required to have a site specific soil and foundation report completed prior to
building a residence.

average frost-free period is 105 to 120 days.
I This unit is 60 percent Atencio sandy loam and 30 percent Azeltine gravelly

sandy loam. The components of this unit are so intricately intermingled that it
was not practical to map them separately at the scale used.
I Included in this unit are small areas of soils that are similar to the
Atencio and Azeltine but have finer texture. Also included are small areas of
I gravel bars. Included areas make up about 10 percent of the total acreage.

The Atencio soil is deep and well drained. It formed in alluvium derived
dominantly from sandstone and shale. Typically, the surface layer is reddish
gray sandy loam 6 inches thick. The next layer is sandy loam 4 inches thick.
The subsoil is sandy clay loam 10 inches thick over gravelly sandy loam 4 inches
thick. The upper 6 inches of the substratum is gravelly sandy loam. The lower
part to a depth of 60 inches is very gravelly sand. The soil is noncalcareous
to a depth of 20 inches and calcareous below that depth. In some areas the
surface layer is gravelly or cobbly.
Permeability of the Atencio soil is moderate to a depth of 30 inches and
rapid below this depth. Available water capacity i.s low. Effective rooting
depth is 60 inches or more. Runoff is slow, and the hazard of water erosion is

Permeability of the Azeltine soil is rapid b.eiow a.depth of 16 inches.
Available water capacity is low •. Effective rooting depth is 60 inches or
more. Runoff is slow, and the hazard of water erosion is slight •.
This unit is used mainly for irrigated hay and pasture. It is also
used for cropland, urban develoi:ment, wildlife habitat, and rangeland.
If this unit is used for hay and pasture, the main limitations are low .
available water capacity and small stones. Grasses and legumes grow well if
adequate fertilizer is used. Using managanent that maintains optimun vigor
and quality of forage plants is a good practice. Because these soils are ..
draughty, applications of irrigation water should be light and frequent.
Irrigation water can be applied by the corrugation, sprinkler, and flooding
methods. If properly managed, this unit can produce .4 tons of irrigated
grass hay per acre •.
This unit is moderately well suited to irrigated crops. If furrow or
corrugation irrigation systems are_ used, runs should be on the contour or
across the slope. If properly m~ed, this unit can produce 70 bushels of
barley per acre.

The potential plant community on this unit is mainly western
wheatgrass 1 Indian ricegrass 1 needleandthread 1 big sagebrush, and Douglas
rabbitbrush. Nevaaa bluegrass, prairie junegrass 1 and bottlebrush
squirreltail are also present in the potential plant community. The average
annual production of air-dry vegetation is about 800 pounds per acre.

Management practices suitable for use on this unit are proper grazing use
and a planned grazing_ system.
If the range vegetation is seriously deteriorated, seeding is needed.
The main limitations for seeding are cobbles and stones. For successful
seeding, prepare a seedbed and drill the seed. Brush management improves
deteriorated areas of range that are producing more woody shrubs than were
present in the potential plant community.
If this unit is used for homesite development, the main limitation is
small stones. Population growth has resulted in increased construction of
homes on this unit. Topsoil can be stockpiled and used to reclaim areas
disturbed during construction. Removal of gravel and cobbles in disturbed
areas is needed for best results when landscaping, particularly in areas
used for lawns. If the dens~ty of housing is moderate to high, community
sewage systems are needed to prevent contamination of water supplies as a
result.of seepage from onsite sewage disposal systems.
The map unit is in capability subclass IVe, irrigated, and VIe 1
~onirrigated. It is in Rolling Loam.range site.

consists of deep, somewhat poorly drained, nearly level soils on flood
plains and alluvial valley floors. '!he soils formed in alluviUD.
nuvaquents are stratified and vary widely iri texture and depth to sand,

gravel and cobbles. The surface layer is loamy sand to fine sandy loam and
silty loam to clay loam. The underlying layers are generally sandy loam or
loam stratified with sand, gravel, and cobbles. In some areas, gravel and
cobbles are on or near the surf ace.
The water table fluctuates between depths of 0. 5 and 2 feet, during
spring and SUJJDer •. These soil.s are subject to brief, occasional flooding
late in spring and early in sunrner.
Included in mapping are smali isolated areas of Redrob soils. Snall,
isolated areas where water stands at or near the surface all year are
identified by wet spot and marsh spot symbols. These areas make up 15
percent of the map unit.
These soils are used for wildlife habitat, recreation, and grazing.
The native vegetation is mainly cottonVJOOd, willow, and· water tolerant
grasses, sedges, and rushes.
Mule deer, cottontail rabbit, coyote, bobcat, ducks, geese, and ·other
... native birds find food and shelter on these soils. Wh~re feasible, planting
' small grain, trees, and shrubs enhances the habitat for upland wildlife.
This map unit is poorly suited. to homesite develoµnent. The main
limitations are flooding and the seasonal high water table.
The map unit is in capability subclass VIw, nonirrigated. The range
site is Riverbottom. At higher elevations it is a Mountain Meadow range
site.

92--Redrob loam, 1 to 6 percent slopes. This deep, somewhat poorly
drained soil is on alluvial valley floors, low terraces, and flood plains.
If formed in mixed alluvium derived dominantly from sandstone and shale.
Elevation is 5,800 to 7,200 feet. The average annual precipitation is 16
to 18 inches, the average annual air temperature is 40 degrees F, and the
average frost-free perio~ is 85 to 105 days.
Typically, the surface layer is dark grayish brown loam 14 inches
thick. The next layer is stratified stony loam 6 inches thick. The
underlying material to a depth of 60 inches is stony and very cobbly loamy
sand and sand.
Included in this unit are small areas of Fluvaquents, Antencio,
Azeltine, Showalter, and Morval soils. Included areas make up about
15 percent of the total acreage.
Permeability of the Redrob soil is moderate in the surface and rapid
below. Available water capacity is low. Effective rooting depth is 60
inches for water-tolerant plants, but is limited to depths between 20 and
40 inches for non-water-tolera~t plants. Runoff is slow, and the hazard
of water erosion is slight to moderate on the steeper slopes. A high
water table is at a depth of 18 to 48 inches year-round. This soil is subject
to brief periods of rare flooding. Ice jams may also cause flooding during

prolonged cold periods in winter.
This unit is used for irrigated hay and pasture and as a wildlife .
habitat.
This unit is well suited to hay and pasture. The main limitations are
the restricted rooting depth for non-water-tolerant plants and a short
growing season. Wetness limits the choice of plants and the period of
cutting or grazing and increases the risk of winterkill. Irrigation water
can be applied by the furrow, border, corrugation, and sprinkler methods.

On 10/3/90 I met with Mr. Kent Jones to review the Goose Creek Sub-
division proposal just east of Carbondale. The proposal has been changed
since I commented 10/18/89 to the Planning Department. The reduced
density will benefit wildlife in the area.
The proposed Goose Creek subdivision contains valuable wetlands and
riparian areas as evidenced by the vegetation types and abundance of
waterfowl using the property. Other bird species including great
Blue Herons also inhabit this property. The property lies adjacent
to deer/elk winter range and receives some minimal year long deer use.
Its greatest value is the wetlands and associated shrub clumps, alders,
cottonwoods, and willows. Wetlands are considered critical habitat
as the majority of all wildlife species utilize wetlands a~d riparian
zones.
The following will help minimize impacts to wildlife.
1. Preservation of all riparian and wetland zones.
a. 100' buffer zone be established along these areas where
there is no construction
b. No grazing within these areas
2. All fencing be 42", 4-strand or less or 48" 3-rail or less fence.
3. All dogs kenneled or chained.
4. Re-vegetate disturbed areas with native vegetation.
Placement of homesites could impact wildlife use and building envelopes
should be reviewed once they are proposed. I also refer you to my
10/18/89 letter regarding this subdivision.

DRAINAGE
Drainage over the proposed Goose Creek site is adequate in its present natural
configuration. Field study of surface drainage and slope of site confirm this. Existing
water courses, ponds, surface drainage, percent of slope, floodway, approximate 100 year
flood plain, and 100 year flood plain are shown on Exhibit A map. All proposed lots on
the preliminary plat have adequate drainage in existence to protect the building of a
residence on them.

INDIVIDUAL WATER SYSTEMS FEASIBILITY REPORT
There is an excellent supply of good quality potable ground water at reasonable
depths throughout the proposed Goose Creek Subdivision.
The Roaring Fork River aquifer underlies the entire property and provides
excellent long term yields.
The existing well on proposed Lot 1 has provided excellent potable water at a 35'
depth with the potential Y,jeld of 50 gallons per minute. See Colorado Division of Water
Resources Exhibit A. Jo
Research of surrounding ~ens showa high.propensity of ample quality water at
reasonable depth. The Town of Carbondale has two wells in close proximity to this
property, 40' in depth providing 350 gall~ris' :per minute ·each. See Colorado Division of
Water Resources Exhibit B, C, and D~ ·Field investigation of all proposed lots within this
subdivision show an easily accessed water table with good quality water at a more than
acceptable yield.

The Colorado Division of Water Resources, Ground Water Department,

Dear Mr. Jones:
We have received your application for a water allotment contract with the Basalt Water
Conservancy District. The application is for in-house water use associated with four
proposed residential units associated with the Goose Creek Subdivision.
The proposed Goose Creek Subdivision is located in the Basalt Water Conservancy
District's water service area •A•. This means that the property is favorably located
such that stream depletions attributed to the proposed wells can be augmented
through release of storage water from Ruedi Reservoir. An approved water allotment
contract therefore would provide the basis for a legal water supply for the proposed
subdivision. We have calculated your development's total water requirements to be
1.3 acre feet per year. This represents the amount of water that should be contracted
with the District.
Your water allotment application will be presented to the Board of Directors at their
next regularly scheduled meeting set for November 12, 1990. The meeting begins at
6:30 p.m. and will be held at the Holiday Inn in West Glenwood Springs. Your
application is relatively straight forward and therefore it is not mandatory that you
attend the meeting.
For our information and files, we would request that you provide us with a copy of the
approved well permit for the existing well located on lot 1 of the Goose Creek
subdivision. Also, if you have a copy of a statement of beneficial use associated with
the well please include a copy with the well permit.

I.S.D.S. engineered to the requirements of Garfield County, and the State of
Colorado, will be utilized for the proposed 5 lots.
Proposed Lot 1 has an engineered 1$.D.S. in place, in use and permitted as

Based on our examination of the ground water level, percolation test results,
geology of the bed rock depth and the results of the operating Wisconsin Mound System

PROPOSAL FOR EASEMENT ACCESS ROAD
UPKEEP FROM COUNTY ROAD 100 TO GOOSE CREEK
Each homeowner to pay a share of the costs to maintain to access
easement road. The share to be based on the length of easement
road used to their property entrance, and its percent of total
access road cost divided by the total number of adjacent home-
owners who use the same access easement. The homeowners using
more of the easement road would pay a larger proportionate
interest.
Example: If a 1/4 mile of the access road services Duke's (the
first homeowners) entrance, and the total cost of road upkeep to
the last homeowner, Trusedell, equals $ 1,000. 1/4 of $ 1,000
equals $ 250. The $ 250 would then be divided by all road home-
owner users, which at this time equals six~ The $ 250 i 6 =
$ 41.66 that each would pay for that share of road upkeep to
that point. The next assessment would drop the first homeowner
from the cost of road upkeep past their entrance and so on until
the last homeowners property entrance is reached.
NOTE: The same format would be used within the Goose Creek Sub-
division for homeowners using the same internal easement access
road.

Dear Mr. Jones:
I am writing you regarding the onsite inspection conducted
by personnel from our Grand Junction Regulatory office on
November 1, 1990. The inspection was performed to determine
Department of the Army permit requirements in regard to your
proposed access road to platted development located near the
Roaring Fork River within Section 34 and 35, Township 7 South,
Range 88 West, Garfield County, Colorado.
The Corps of Engineer exercises regulatory jurisdiction on
rivers, streams, lakes and wetlands under Section 404 of the
Clean Water Act (33 USC 1344). Federal law requires that any
individual or entity proposing to discharge dredged and/or fill
material in "waters of the United States" obtain a Department of
the Army permit prior to commencement of such a discharge.
We have determined that a Department of the Army permit
will not be required if your road is designed to eliminate the
discharge of dredged and/or fill material in "waters of the
United States" and wetlands and provided that the road alignment
incorporates one of the alternative revisions shown in red on the
enclosed drawings.
Wetlands exist within each of the platted lots and there is
potential for perspective buyers to impact wetlands dependent on
future development. Although the Corps of Engineers does not
have authority to require the placement of deed restrictions on
the sale of the lots, it would be prudent for you as the seller
to inform any perspective buyers that we should be contacted
prior to the discharge of dredged or fill material into the
Roaring Fork River and/or wetlands.
