When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, s teps, hand rails and guard rail s, windows and doors, including the finish g rade line and original grade. A section s howing in detail, from th e bottom of the footing to th e top of the roof, including re-bar, anchor bolts, pressure treated plates, fl o01·jois ts, wall studs and s pacing, in sulation , s he eting, house-rap, (which is required), s iding or any approved buildin g ma terial. In pat1icular the jurisdiction was concerned w ith the evi dent discoloration due to water of the fl oor sheathing, wall s heathing and other exposed stru ctural e lement. We observed general discoloration and some minor swelling of the floor sheathing at the seams o n the second floor. No delamination of the floor decking was observed. This condition is superficial and does not present a stru ctural concern. No rep air to the floor sheathing is necessary; however, at the builder's discretion the floor may be sanded down by no mo re than 3/16 inch, at locations where the floor seams are swell ing. We observed the exteri or wall sheathin g and house wrap at thi s residence. The sheathing shows evidence of minor weathering and water exposure. We observed a couple locations that should be renailed due to shiners or minor seam displacement; however there appears to be insuffici e nt distress due to w e athering and/or moisture exposure warrant st ru ctura l concern. No replacement or repa ir to the exterior sheathin g is necessary. Tn certain areas the house wrap h as become separated from the structure and has become damaged and severely wrinkled. This wrap is to be replaced and cannot be r einstalled. The remaining house wrap appears adequate. The window waterproofing membrane appears to be sufficient in most locations. In some cases where the membrane has become separated from the house wrap or fur1her damaged , the membrane should be replaced. We also observed water discoloration to the ends of several exp osed truss tails. Again this discoloration appears superficial and does not present a structural concem. No repair to the truss tails is necessary. We also observed the condition of the post-tensioned s lab which was consistent with ou r observations on Febmary II , 20 I 0 .
