The following items are required by Garfield County for a final Inspection: 1) A final Electrical Inspection from the Colorado State Electrical Inspector. 2) Permanent address assigned by Garfield County Building Department and posted at the structure and where readily visible from access road. 3) A finished roof; a lockable building; completed exterior siding; exterior doors and windows installed; a complete kitchen with cabinets, sink with hot & cold running water, non-absorbent kitchen floor covering, counter tops and finished walls, ready for stove and refrigerator; all necessary plumbing. 4) All bathrooms must be complete, with washbowl, tub or shower, toilet, hot and cold running water, non-absorbent floors, walls finished, and privacy door. 5) Steps over three (3) risers, outside or inside must be must have handrails. Balconies and decks over 30" high must be constructed to all IDC and IRC requirements including guardrails. 6) Outside grading completed so that water slopes away from the building; 7) Exceptions to the outside steps, decks, grading may be made upon the demonstration of extenuating circumstances., i.e. weather. Under such circumstances A Certificate of Occupancy may be issued conditionally. 8) A final inspection sign off by the Garfield County Road & Bridge Department for driveway installation, where applicable; as well as any final sign off by the Fire District, and/or State Agencies where applicable. When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. All plans submitted must be incompliance with the 2003 IRC for Residences and 2003 IBC for Commercial Offices and Storage. I. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or more must be shown on site plan. (NOTE Section 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the prl)posed structure located within the envelope. We appreciate your innovative and attractive house design and look forward to the addition to the neighborhood. The DRC (minus Jeff Ellis and Gavin Brooke) has completed final review of the plans. Your plans have been granted final approval by the DRC with the following conditions below. This letter should serve as the approval letter required for Garfield County building permit Please comply with the following conditions of final review and provide revised plans and material samples to the BCR DRC for their records: 1. Provide a physical sample of stone veneer, must be natural stone whether thin stone or full thickness. Also provide a sample/color of window cladding. 2. Verify finish floor level, the DRC recommends establishing a floor level 4-6" higher that the level indicated on the survey provided by Sopris Engineering. Another route is to consult directly with Sopris Engineering to establish floor level. 3. The DRC noticed the garage to be 19' wide and suggests that you widen it, just a suggestion (car and truck sizes these days etc ... ). 4. Please revise elevations to show headers/lintels over windows in stone areas. 5. As discussed, if you remove the planter from the side of the garage, consider locating the scupper drains on that side to break up the stone facade. Columns are to be metal or wood according to elevations, DRC prefers wood, if metal please indicate finish. 7. Consider location of septic tank, lids must be visible for maintenance, current location has them in berm area, the DRC recommends adjusting location to allow lid visibility. 8. The DRC suggests improvement(s) to be made to ditch for reasons of flow and directing water flow from adjacent lot to the rear. Any improvements to be coordinated through the DRC but directly with BCR HOA property manager (Brian Flynn). 9. As discussed the berm to the north is shown in the easement, any landscaping is subject to that easement as indicated in title documents. Attached you will find a receipt for the Builder's Bond and a Construction Checklist (for your reference).
