Architecture 826 /2 Grand Ave. Glenwood Springs, CO 81601 GARFIELD COUNTY BUILDING AND PLANNING 970-945-8212 APPLICATION REQUIREMENTS FOR CONSTRUCTION OF COMMERCIAL OR MULTI -FAMILY RESIDENTIAL BUILDINGS including NEW CONSTRUCTION ADDITIONS AL'T'ERATIONS and MOVED BUILDINGS In order to understand the scope of the work intended under a permit application and expedite the issuance of a permit it is important that complete information be provided. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction Under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. 1 As of January 1,1999: Plans to be included for a Building Permit, must be on draft paper at least 18"x 241" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony steps, hand rails and guard rails, windows and doors, including the finish grade line. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -rap, (which is required), siding or any approved building material. A window schedule. A door schedule. A floor framing pian, a roofing framing plan, roof must be designed to withstand a 40# per ft. up to 7,000 F.O.S. and an 80 M.P.H. wind_ All sheets to be identified by number and indexed. A driveway approach is understood to be that portion of the county road right -of way between the pavement edge and the property line that is designed and used for the interchange of baffxc betweet the roadway and abutting 1noPertY• 2. At any intersection, a driveway shall be restricted for a sufficient distance from the intersection to preserve the normal and safe movement of traffic. (It is recommended for rural residence entrances that a minimum intersection clearance of 50 feet be provided and for rural commercial entrances a nnaioinaum of 100 feet be provided.) 3. All entrances orad exits shall be so located and wed that vehicles approaching or using them will be able to obtain adequate sight distance in both directions along the county road in order to maneuver safely and without interfering with cozy road traffic. 4. Commercial establishments for eustomer vehicles should provide off -the -road perking facilities. 10. Further, any frozen material will be removed from site by permittee. 2) When a paved or chipped surface is cut, it is to be replaced with a minimum three-inch (3") hot mix asphalt patch. Tctnporary patch with cold mix asphalt would be allowed,, which would be replaced with hot mix asphalt when the weather or availability of materials allow the work to be completed. An asphalt er chipped surface cut would require the road to be straight cut and squared by means of a pavement cutter or saw. A chipped aurface cm will require a seal coat of the patch, which will be fill width or half width of roadway when trenches run with the road. For trenches across the road, tate edges of the seal coat will overlap the existing edge. All seal coats will overlap edges by a two of the roadway in the vicinity oldie excavation. Noxious weed control will be ongoing along with revegetation. 8) The permittee should elk the R -O -W of surrounding lanadowncs to see if outer permits are required, i.e., BLM, Forest Service. Sopris Engineering has performed a visit to measure, inspect, and document the as built conditions of the constructed system. We have coordinated our efforts with the contractor that built the system. The as built size and relative location of the new ISDS system is delineated on the attached drawing. A 1000 gallon d i.1 compartment septic tank was installed with 4" tee baffles and an effluent filter. An inspection port was installed on the end of the trench. The absorption field was constructed as delineated on the site plan. The location of the field was moved approximately 60 feet to the east. The 3' x 39' bed was installed level utilizing specified materials installed according to design. The minimum setback distances have been maintained. The septic tank, distribution pipe, and installation are in accordance with Garfield County Regulations, the design presented in the Sopris Engineering Report and the design drawings, dated January 11, 2001.
