At their May 18, 1992 meeting, the Board of County Commissioners approved a road grade
variance to 12% from the maximum 10% for Los Adobes.

Dear Commissioners:
This letter sets forth the reasons we believe the road that has
been constructed for the subdivision should be granted a variance
from the maximum road grade now set in the County standards. We
have enclosed two sets of plan and profile drawings. One set shows
the road as currently designed and the other shows a design with a
10% grade (or less) on the whole road.
There are several differences we would like you to notice.
1. The 10% grade road needs to be longer, and thus the entrance
would be moved easterly, closer to the existing house.
2. The 10% option would need to be 10% nearly the whole length
(while the current design has a slope in the lower portion of
less than 8%). Therefore, the road fill at the southwest
portion of the site would end up being approximately four feet
(vertical) higher.
3. The existing design has a flatter grade near the bottom
(Station 1+00 to 4+60) allowing for better control and
deceleration. While the 10% grade option would be 10% nearly
the whole way.
4. The current alignment traverses the hillside below a steep
rocky "slope." The 10% grade alignment would need to go
through this or above it. In either case, a higher cut would
likely be necessary, and thus the visibility of the cut from
the south (Carbondale) would be increased.
5. The current roadway has been significantly widened through the
switchback area. This provides access for large (and
emergency) vehicles and more maneuverability for descending
drivers. In addition, an emergency vehicle turnaround can be
provided at the southwest corner of Lot 2, which is nearly
midway on the 12% section.

6. The 10% grade does not reach the cul-de-sac area at existing
grade. There would need to be nearly six feet of additional
cut at the cul-de-sac. This would make driveway access to the
surrounding lots significantly more difficult.
7. The steepest portion of the roadway has excellent southern
exposure.
Therefore, we respectfully request a variance from a maximum road
grade of 10% to a maximum road grade of 12% for a distance of 1100
feet, which is less than 60% of the total road length.
