RE: Plat Amendment for Lot 42 of Panorama Ranches Subdivision
Dear Mr. and Mrs. Derrington,
As you are aware, on Monday, September 18, 2006, the Board of County Commissioners
approved a plat amendment for Lot 42 and Open Space Lot 2 of the Panorama Ranches
Subdivision with the following conditions:
1. That all representations of the Applicant, either within the application or
stated at the meeting before the Board, shall be considered conditions of
approval.
2. All plat notes from the original Final Plat of Panorama Ranches Subdivision
shall be shown or referenced on this amended plat.
3. Within 90 days of approval, the Amended Final Plat shall be reviewed (paper
copy), then signed and dated (mylar copy) by the County Surveyor, then
signed and dated by the Chairman of the Board and recorded in the Clerk
and Recorder's Office of Garfield County. The Amended Final Plat shall
meet the minimum CRS standards for land survey plats, as required by
Colorado state law, and approved by the County Surveyor and shall include,
at a minimum, the information outlined in §5:22 of the Garfield County
Subdivision Regulations.

The Board of Directors of the Panorama Ranches Homeowner's
Association has reviewed the proposed Amended Plat to allow a land
exchange and lot line adjustment between Homestead 42 and
Panorama Ranches open Space Lot 2. This proposal was approved in
concept at the annual HOA meeting on May 15, 2006 and we find the
map prepared by Precision Works to be consistent with the proposed
amendment.
We therefore approve and support the Amended Plat Application for
the Panorama Ranches Homeowner's Association.

Dear David,
Upon review of the First Amended Plat, Homestead 42, Panorama Ranches, I have prepared a List of
comments or corrections to be made prior to approval for survey content and form.
1. The drawing is not to the indicated drawing scale.
2. The dimension along the East boundary should indicate the full length of that boundary line, in this
case 360.00 instead of the 315.00.
Once these comments have been addressed, the surveyor may prepare the mylar for record pending
further requirements from your office.
