It appears that all of the required changes have occurred EXCEPT for the Certificate of Dedication and Ownership. Please amend the existing certificate on the plat to the one enclosed with this correspondence. Scott Aibner, the County Surveyor, also provided comments to you. Once all of the changes are made a mylar may be submitted to the County. It is the applicants' responsibility to obtain the following signatures prior to submittal of the mylar: 1. Owner(s) with notary seal 2. Surveyor that created the plat 3. Title Certificate 4. Treasurer's Certificate of taxes paid The county will obtain the remaining signatures on the plat. The regulations applicable to this request are found in the Unified Land Use Resolution of 2008 under Article V, Divisions of Land. Based upon a review of the submitted draft plat, please make the following additions/changes to the plat: 1. An appendix of required certificates is attached to this letter — the draft plat is requires the following certificates: a. Certificate of Dedication and Ownership; b. County Commissioners Certificate; c. Clerk and Recorder's Certificate; d. County Surveyor's Certificate; e. Surveyor's Certificate; f. Title Certificate; g. Certificate of Taxes Paid; h. Lienholder Consent and Subordination (if there is a mortgage on the property). These certificates must be placed on the plat verbatim to those provided. 2. A note must be added to the plat which states that all plat notes contained on the Panorama Ranches Final Plat are still applicable to this amendment — OR — you may put all of the notes required from the final plat on this amended plat. 3. It appears that all improvements and easements of record associated with Homestead 16 are shown on the plat, as required. However Homestead 17 is also included in the description of this plat, yet no easements or improvements are shown except for the outline of the home. Is there a previously platted building envelope associated with Homesite 17? Are there any easements of record associated with Homestead 17? Where is the access driveway?
