Dear Planning Department and Commissioners:
Jim and Annabet Griffin own the real property referred to above
and specifically described in the enclosed deeds and plat maps.
They request the boundary adjustment indicated in order to
conform the property boundary lines to the actual uses of the two
parcels. The parking lot for the Griffins' restaurant, Los
Desperados, is now located on the lower portion of the property.
The Griffins request that the boundary line be adjusted to
include the parking lot on the upper portion of the property to
be included in Parcel A with the restaurant.
No new parcels are being created, nor are any new ownership
rights being created. Neither parcel will fall below minimum
size. The only property owners whose interests will be affected
are the Griffins. In addition the two properties as presently
described were acquired by the Griffins at different times.
We appreciate your assistance in this matter. If you have any
questions, or need additional information please do not hesitate

WITNESSETH, that the said party of the first part, for and in consideration of the sum of

second part, the receipt whereof is hereby confessed and acknowledged, has granted, bargained, sold and conveyed,

Southerly line of said Lot 7; thence N. 01°52' E. 148.06 feet; thence S. 88°08'
E. 70.72 feet to a point on the Easterly line of said Lot 6; thence S. 01°52' W.
149.63 feet along the Easterly line of said Lots 6 and 7 to the.6outheast corner

TOGETHER with all and singular the hereditaments and appurtenances thereunto belonging, or in anywise
appertaining and the reversion and reversions, remainder and remainders, rents, issues and profits thereof; and
all the estate, right, title, interest, claim and demand. whatsoever of the said party of the first part, either in law or
equity, of, in and to the above bargained premises, with the hereditaments and appurtenances.
TO SAVE AND TO IICLD the s -id premises above bargsined and described, with the appurtenances, unto the
said parties of the second part, their heirs and assigns forever. And the said pari, of the first part, for himself, his
heirs, executors, and administrators, does covenant, grant, bargain and agree to and with the said parties of the
second part, their heirs and assigns, that at the time of the ensealing and delivery of these presents, he is well seized
of the premises above conveyed, as of good, sure, perfect, absolute and indefeasible estateiof inheritance, in law, in
fee simple, and has good right, full power and lawful authority to grant, bargain, sell and convey the same in manner
and form aforesaid, and that the sante are free and clear from all former and other grants, bargains, sales, liens,
tuxes, assessments and encumbrances of whatever kind or nature soever, except reservations and
exceptions contained in United States Patent; taxes for the year 1977, due and
payable in 1978, which grantees herein assume and agree to pay; and subject to
deed of trust securing the payment of one promissory note to The First National
Bank of Glenwood Springs, the unpaid principal balance of which the grantor
herein shall pay as the same becomes due and payable, said deed of trust being
recorded as Doc. No. 274684 in Book 489 at Page 51,
and the above bargained premises in the quiet and peaceable possession of the said parties of the second part, the
survivor of them, their assigns and the heirs and assigns of such survivor, against all and every person or persons
lawfully claiming or to claim the whole or any part thereof, the said party of the first part shall and will WARRANT
AND FOREVER DEFEND. The singular number shall include the plural, the plural the singular, and the use of any
gender shall be applicable to all genders.
