The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot and cold running
water, non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all
the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE

Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to
scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A
section showing in detail, from the bottom of the footing to the top of the roof, including re -bar,
anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheating, house -
rap, (which is required), siding or any approved building material.
A window schedule. A door schedule.
A floor framing plan, a roof framing plan, roof must be designed to withstand a 40# per fI, up to
7,000 F.D.S. and an 80 M.P.H. wind.
All sheets to be identified by number and indexed. All ofthe above requirements must be met or your

Subject: Subsoil Study for Foundation Design, Proposed Residence, Lot MP -32,
Midland Point, Coryell Ranch, Garfield County, Colorado.
Dear Mr. Neal:
As requested, Hepworth-Pawlak Geotechnical, Inc. performed a subsoil snidy for
design of foundations at the subject site. The study was conducted in accordance with
our agreement for geotechnical,engineering services to you dated February 15, 2001.
The data obtained and our recommendations based on the proposed construction and
subsurface conditions encountered are presented in this report.
Proposed Construction: The.proposed residence will be a two story wood frame
structure with an. attached garage. Ground floor will be structural over a crawlspace for
the residence and slab -on -grade in the garage. Cut depths are expected to range
between about 3 to 4 feet. Foundation loadings for this type of construction are
assumed to be relatively light and typical of the proposed type of construction.
if building conditions or foundation loadings are significantly different from those
described above, we should be notified •to re-evaluate the recommendations presented in
this report.
Site Conditions: The site was vacant at,the time of our field work. The ground
surface is relatively flat with a slight slope down to the southwest and about 2 feet of
elevation difference. Some shallow fill is located on the site from overlot grading as
part of the subdivision development.
Subsurface Conditions: The subsurface conditions at the site were evaluated by
excavating two exploratory pits at the approximate locations shown on Fig. 1. The logs
of the pits are presented on Fig. 2. The subsoils encountered, below about 1 to 1112 feet
of clayey gravel fill materials, consist'of relatively dense, slightly silty sandy gravel
with cobbles and scattered boulders.. •Results of a gradation analysis performed on a
sample of the gravel (minus 5 inch -fraction) obtained from the site are presented on
Fig. 3. No free water was observed in the pits at the time of excavation and the soils
were slightly moist to moist:
Foundation Recommendations: Considering the subsoil conditions encountered in the
exploratory pits and the nature of the:proposed construction, we recommend spread

footings placed on the undisturbed natural gravels designed for an allowable soil bearing
pressure of 3,000 psf for support of the proposed residence. Footings should be a
minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and
disturbed soils and existing fill encountered at the foundation bearing level within the
excavation should be removed and the footing bearing level extended down to the
undisturbed natural gravels. Exterior footings should be provided with adequate cover
above their bearing elevations for frost protection. Placement of footings at least 36
inches below the exterior grade is typically used in this area. Continuous foundation
walls should be reinforced top and bottom to span local anomalies such as by assuming
an unsupported length of at least 10 feet. Foundation walls acting as retaining
structures should be designed to resist a lateral earth pressure based on an equivalent
fluid unit weight of at least 45 pcf for the on-site gravel, excluding oversized rock, as
backfill.
Floor Slabs: The natural on-site soils, exclusive of topsoil, are suitable to support
lightly loaded slab -on -grade construction. To reduce the effects of some differential
movement, floor slabs should be separated from all bearing walls and columns with
expansion joints which allow unrestrained vertical movement. Floor slab control joints
should be used to reduce damage•due.to shrinkage cracking. The requirements for joint
spacing and slab reinforcement should be established by the designer based on
experience and the intended slab use. A'.minimum 4 inch layer of free -draining gravel
should be placed beneath slabs -on -grade to facilitate drainage. This material should
consist of minus 2 inch aggregate with less.than 50% passing the No. 4 sieve and less
than 2% passing the No. 200 sieve.
All fill materials for support of floor slabs should be compacted to at least 95% of
maximum standard Proctor density ata moisture content near optimum. Required fill
can consist of the on-site gravels devoid of vegetation, topsoil and oversized rock.
Surface Drainage: The following drainage precautions should be observed during
construction and maintained at 'all titnes after the residence has been completed:
1) Inundation of the foundation excavations and underslab areas should be
avoided during construction.
2) Exterior backfill should he adjusted to near optimum moisture and
compacted to at least 95 % of the maximum standard Proctor density in
pavement and slab areas and to at least 90% of the maximum standard
Proctor density in:landscape areas.
3) The ground surface surrounding the exterior of the building should be
sloped to drain away front the foundation in all directions. We
recommend a minimum slope of 6 inches in the first 10 feet in unpaved
areas and a minimum slope of 3 inches in the first 10 feet in pavement
and walkway areas.

4) Roof downspouts and drains should discharge well beyond the limits of
all backfill.
Limitations: This study has been conducted in accordance with generally accepted
geotechnical engineering principles and practices in this area at this time. We make no
warranty either expressed or implied. The conclusions and recommendations submitted
in this report are based upon the data obtained from the exploratory pits excavated at the
locations indicated on Fig. 1 and to the depths shown on Fig. 2, the proposed type of
construction, and our experience in the area. Our findings include interpolation and
extrapolation of the subsurface conditions identified at the exploratory pits and
variations in the subsurface conditions may not become evident until excavation is
performed. If conditions encountered during construction appear different from those
described in this report; we should be notified at once so re-evaluation of the
recommendations may be made.
This report has been prepared fpr the exclusive use by our client for design purposes.
We are not responsible far technical interpretations by others of our information. As
the project evolves, we should provide continued consultation and field services during
construction to review and monitor Jhe implementation of our recommendations, and to
verify that the recommendations have been appropriately interpreted. Significant design
changes may require additional analysis or modifications to the recommendations
presented herein. We recommend on-site observation of excavations and foundation
bearing strata and testing of structural fill by a representative of the geotechnical
engineer.

NOTES:
1. Exploratory pits were excavated on February 26, 2001 with a backhoe.
2. Locations of exploratory pits were measured approximately by pacing from
features on the site plan provided.
3. Elevations of exploratory pits were not measured and logs of exploratory
pits are drawn to depth.
4. The exploratory pit locations' should be considered accurate only
to the degree implied by the method used.
5. The lines between materials shown on the exploratory pit logs represent the
approximate boundaries between material types and transitions may be gradual.

Fluctuations in water level may occur with time.
