Olson Building Permit
Linda Olson will be in to apply for a building permit to convert their single family dwelling to a 2 family dwelling. They
got a land use permit in 2008 for the 2 family dwelling. They were supposed to get a building permit at the time but it
got lost in the land use process. r told her a fee of $100.00 to cover processing and an inspection . lhey needed to
remove a staircase and cover over the h ole i n t he floor. We will do one inspection for this and hopefully issue a C.O. for
a two family dwelling. They will bring in a site plan and r be lieve we have some plan v iew drawi ngs of the floor plan of
the house. Since Matt knows the property owners, Jim will have to do the inspection. Let me know if any questions
come up.

BUILDING & PLANNING DEPARTAfENT
You have not obtained a Building Permit to meet the remaining conditions of your Special
Use Permit for your Two Family Dwelling Unit. This must be done irrunediately or you may have
to reapply or for your SUP.
You are in violation of current Garfield County Building Code of 1978, as amended, enabled by
Colorado Revised Statutes 30-28-205 & 210
You are hereby given notice, pursuant to the above statutes and regulations, that you must
completely correct the violations or establish an acceptable compliance schedule with this
department, within in (7) days of the date this notice is received. You are encouraged to
communicate with this office at your earliest convenience to begin the compliance process.
Failure to initiate compliance within the allowed time or to request an appeal will result, per
Garfield County Code Enforcement Protocol, in this matter being referred to the legal department.
Building code violations are referred to the Board of Review. Zoning code violations are referred
to the Board of Adjustment, should you request an appeal . Please be advised that violations of the
above statutes is a misdemeanor crime and can, upon conviction, be subject to a fine or not more
than $100.00 or imprisonment for not more than ten days, or both, and that each day that the
violation continues is deemed to be a separate offense .

RE: Special Use Permit request for "Two Family Dwelling"
Dear Mr. and Mrs. Olson,
As you are aware. on September 411\. 2007 the Board of County Commissioners approved your request for a
Special Use Permit to allow a "Two Family Dwelling· with the following conditions:
1) Thal all representation made by lhe Applicant in the application and as testimony in the
public hearing before the Board of County Commissioners shall be conditions of approval,
unless specifically altered by the Board of County Commissioners;
2) The Applicant shall meet all requirements of the Garfield County Zoning Resolution or
1978, as amended and all building code requirements;
3) The two-family dwelling unit shall not be conveyed as a separate Interest but may be
leased;
Please note, now that the Board has made a decision regarding the Special Use request, Staff will provide
you with a signed resolution memorializing the action taken by the Board. Following the Board's approval,
this office will issue the Special Use Permit to the applicanl If the Board's approval includes specific
conditions of approval to be met, this office will not issue the Official Special Use Permit certificate until
the applicant has satisfied all conditions or approval. The Special Use Permit approval is not finalized until
this office has issued the Official Special Use Permit certificate signed by the Chairman of the Board of
County Commissioners.
The Applicant must schedule an inspection regarding condition of approval No. 2

It has been observed by this department that a garage is being constructed on property owned by you at the
above address without a building permit. It is a violation of International Building Code, as adopted by
Garfield County Zoning Resolution of 1978, as amended, enabled by Colorado Revised Statutes 30..28-205
& 210, to building a garage without a pennit.
