The following items are required by Garfield County for a fmal inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot and cold running
water, non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all
the required items are completed and a final inspection made.

I recently' completed the plata review of thia facility andam sending your a
facsimile 'of:this letter and of the correction report. As you can see from my
report I tun, unclear onthe existing and continuing status of the "Fxisting
Maintenance' Suildmg", It appears that the budding *i11 be removed since there
are patens' indicated .in its location. I 'proceeded with the review under the
assumption that itis to be removed. However, if it is riot removed I need to
ieevahuate the, plan based upon the need to assume a property linebetween the
clubhouse and this existing bufiding:
If the existing building is. removed then where will the re irs to the carts
take place? ' All of this is necessary to know so .that I can evaluate if the •
reduction of the:Occupancy Separation between. the Cart Storage:and;the Cri11e

Separation between the Cart Storage and the Grille.
Table 3-B, note 5 indicates that the 3 -hr separation
between an A-3 and a 5-3 may be reduced to 2 -hr
provided that no repair or refueling is done. Plan
indicates potential for repair. See following
comment/correction regarding existing maintenance
facility.
5 C1 & C2 Adjacent Building: These site plans indicate an existing
maintenance East of the proposed clubhouse. Because
the plan indicates walkways and cart paths within
the existing wall lines of this building it has been
assumed that the building will be removed. If it is
not an assumed property line will need to be
established between the buildings and a riew plan
analysis completed basod upon this information.
6 Cl & C2 Cart Repair: These site plans indicate an existing maintenance
East of the proposed clubhouse. Will the carts be
repaired in this existing building? If this
building is to be removed where will carts be
repaired?

provided for exit doors in compliance with this

104 persons is to be posted in the Grille. -- Sec.

"1 -HR Separation Wall" along a portion Grid lines F
& 3. The Door Schedule does not indicate that these
are fire rated assemblies.

The Architect has provided a letter and Addendum No. 1 addressing the list of
corrections that I provided him. There are only two items that I have indicated need
attention, these are toted on page 3 of the Architects January 8th letter. The first is a
minor notation regarding the exit haiduxtre for the double doors at door #23 requiring
both doors to suing freely. The other is a notation that Stair #5 is a part of an
accessible exit and is required to comply with UBC Section 1104.1.2. These are both
items that can be addressed during construction. Also note that there will be some
Special Inspections required for this project.
I recommend that the permit be issued. Give me a call if you have questions.

WE WILL ASSEMBLE PERMANENT HAND RAILS IN BOTH AREAS WHEN
WE POUR THE CONCRETE STEPS GOING DOWN FROM THE DECK. IT HAS
BEEN TO COLD AND WE ARE WAITING FOR THE SOILS TO SETTLE OUT
PRIOR TO POURING CONCRETE ON THE NORTH SIDE. THANK YOU.

To Whom it May Concern:
During construction it was determined that the separation wall in the basement at Grid Line
"F” was the correct location for the B -Label 90 -minute door, Door #06, rather than the door
to the Bag Storage, Door #01, Door #06 is where the wail separating the Basement Cart
Storage Area, and the Restroom Vestibule and Bag Storage occurs. Detail 3 on sheet
A-4 indicates this wall in the basement to be a'2 -HR' separation wall. Therefore, these
two doors were switched to meet the intent of the code and Doer #06 is the B -Label, 90 -
minute door.
