As discussed, please provide a copy of the final plat, resolution, or land use permit allowing the additional dwelling unit (ADU). Occasionally, covenants may contain items that are not consistent with county subdivision approval. We will gladly take a look at any documentation you have. As the structure in question was agricultural exempt, an engineer's evaluation is required to verify the structural integrity and compliance with minimum design loads. Is there any planner that might already be familiar with Homestead or someone you recommend? Although your covenants allow these structures, all county zoning regulations must be met, therefore a land use permit is required. Please contact our department at 970-945-8212 and ask to speak to a planner. They will be able to tell you about the process and submittal requirements.
