On July 16, 20I5, 1 met you out at the above referenced project to observe the condition of the
existing exterior wood deck framing. We understand that it is proposed to frame the perimeter of the
existing deck with stud walls for living space. Our observation was limited to the present condition
of the exterior deck in question only and was limited to areas easily accessible with no material
testing. We did not perform any structural calculation of the existing roof, foundation or check any
architectural code requirements. We did verify that the existing floor joist meets or exceeds current
building codes, no hangers were verified. We did not verify the drainage system around the
building. No existing drawings were available to verify as built conditions.
The general exterior wood deck structure consists of 2 x 12 @ 16" o.c. floor joist, supported by an
1 '/" x 11 3/4" rim beam supported by 10" diameter sono tubes with an unknown pad footing. The
existing roof structure is a log structure.
It is structurally acceptable to install 2 x 6 @ 16" o.c. vertical stud walls to close in the exterior deck
for living space. We would recommend removing the existing plywood sheathing and install 3/4"
T&G plywood. The existing floor system is not capable of supporting concrete or flagstone finish.
We would recommend installing a perimeter drain to allow site water to flow away from the
building, also verify that existing down spouts are working properly and draining away from the
building.
In summary, the condition of the exterior deck is in good condition from our general observation.
We recommend attention to the drainage system of the building to assure the building continues to
perform as constructed.
