The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot and cold running
water, non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all
the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.

DESCRIPTION OF WORK PROPOSED AT SCHWAB PROPERTY:
Please find enclosed my application for permission to
erect a Steelspan building on my property adjoining
County Road 214, Newcastle (legal inclosed).
I have an existing driveway leading to a concrete pad
(see attached plan). The existing pad is approx. 24 feet and 5 inches thick. Mypan is
tooe 20 fthe
size to 35 feet by 26 feet to accommodatethe newand the
structure (see plan)
The existing pad has an adequate footer on the south
side and a new footer will be constructed on the
perimeter for all new sides to meet county requirements.
I plan to use appropraite steel and pour 36 inch
stemwalls on both sides into which I will place my
"welded connector" onto which I will attach my building
sections (see building specs). Creating a peak height
of 16 feet. The site has a water tap and natural gas tap
which I plan to utilize. I also plan on installing
radiant floor heat, which will utilize my natural gas
and water tap.
The site is also deemed to be inside the required
setbacks.
East & North wall and footer are on Solid Rock,
therefore it is prohibitive to pour footer. Will pour
monolithic thickend edge.

Please be advised that building permits expire, per Uniform Building Code, section 106.4.4 and 106.4.5, 180
days after they are issued, if the work authorized by the permit has not commenced or is suspended or
abandoned. The permit may be extended by written request to the building official, showing that
circumstances beyond your control have caused a delay. Permits that have been expired for 180 days or less
may be renewed for one half of the original.permit fee. Permits that have been expired for longer than 180
days require payment of a new full permit fee.
