Simon at Burlingame, CA 94011.4993 RE: Plat Amendment and Boundary Line Adjustment Dau Mr. Bean, I am requesting a plat amendment for the lots I own in Peach Valley Orchard. I am proposing to combine my four lots in the Simon Subdivision Exemption with my 14 lots in the Peach Valley Orchard Subdivision, thus rating a reconfigured 18 -lot subdivision. I have enclosed documentation to support two different methods to create an acceptable 18 -lot subdivision. Method #1: Exhibit 'A' is the original plat of Peach Valley Orchard as it was recorded on January 20th, 1909. Exhibit 'B' is the preliminary plat for the approved Simon Subdivision Exemption Exhibit 'C' shows the new layout for the 14 lob from Peach Valley Orchard oombinod with the 4 lots from the Simon Subdivision Exemption thus creating a reconfigured 18 -lot subdivision. I have 18 buildable lots as they exist now and I will have 18 buildable lots alter this plat amendment. I have maintained the lot numbers in Peach Valley Orchard that I own and I have added four new lot numbers for the lots in the Simon Subdivision (Lots 26 — 29 as shown on exhibit 'C'). Method #2: Exhibit 'D' is an alternate plat amendment for the lots that 1 own in Peach Valley Orchard. After the Exhibit 'D' plat and the Simon Subdivision Exemption plat arc recorded I will request a boundary line adjustment between Peach Valley Orchard Lot 9 and Simoo Subdivision Exemption Lot 4. Exhibit 'E' shows the boundary line before adjustment and exhibit 'F' shows the boundary line after adjustment. Both methods will not create any additional building lots, but will facilitate keeping a large contiguous parcel for the ranch I prefer method #1 above, as it is the Amplest and most straightforward solution. Whichever method you choose, please advise me u to the hearing date for the plat amendment 1 am submitting this with a faxed signature and I will follow with a signed original by U. S. Mail. As Personal Representative of my Father's estate, I am in the process of trying to liquidate hisassets so that distributions can be made to his heirs. This includes some real property on Silt Mesa which appears to be included in the subject PVO Platte. I would like to be in a position to sell this property in the very near future, but before I can proceed, I must know how small this property can be subdivided so we can establish a value and appropriate asking price. My fiduciary responsibility to the heirs of this Estate is to seek the best price I can for this property. Two appraisers, the title company, and various realtors in the area seem to have limited knowledge, if any, about this subdivision known as Peach Valley Orchard situated only on Silt Mesa, perhaps because it is fairly small and very old. It was only recently brought to my attention by Cheryl Chandler of Town & Country. She faxed me a copy of the subject PVO Platte which she had in her possession. She once owned property in this subdivision adjacent to ours and feels without a doubt our property can be subdivided, according to the Platte, in at least 10 -acre parcels. This supports what my Father had always told me over the years. According to the platte our property is numbered 9 through 25, with the exception of 21 and 22 which is owned by someone else (superstitiously leaving out #13). Our property also contains a 40 -acre parcel in the NE corner where the original homestead was. Should this subdivision include anything less than 10 -acre plots, I am interested in knowing this as well. As T am sure you must know, there is considerable interest in this property because of its size. Prospectivebuyers are coming out of the woodwork as word circulates, and they would like to know what the asking price is.
