RE: Peach Valley Orchard Subdivision
Dear Ms. Simon:
After receiving your inquiry and supporting documentation regarding the Peach Valley Orchard
subdivision, I did some further research. The County Clerk & Recorder, Mildred Alsdorf was
able to find a document recorded January 25, 1909, entitled "Map of Peach Valley Orchard".
This document has a recording stamp and signature of the Recorder, but no reference numbers.
A copy of this document is enclosed for your records.
Based upon the above noted document, the County Attorney feels that these lots are legally
existing lots and may be conveyed as separate interests in the form described on the "map".
Please be advised that these lots will need to be conveyed in the form described on the map and
that any modification of those descriptions will require either an amendment of the plat or full
subdivision review consistent with the regulations in existence at the time of the application.
If you have any further questions, I will try and provide as expedient an answer as possible.

Lots 1 thru 25 (situated on Silt Mesa)
Dear Mark:
This is to confirm our TELCON yesterday regarding the subject platte. As Personal
Representative of my Father's estate, I am in the process of trying to liquidate his assets so that
distributions can be made to his heirs. This includes some real property on Silt Mesa which
appears to be included in the subject PVO Platte.
I would like to be k a position to sell this property in the very near future, but before I can
proceed, I must know how small this property can be subdivided so we can establish a value and
appropriate asking price. My fiduciary responsibility to the heirs of this Estate is to seek the best
puce I can for this property.
Two appraisers, the title company, and various realtors in the area seem to have limited
knowledge, if any, about this subdivision known as Peach Valley Orchard situated only on Silt
Mesa, perhaps because it is fairly small and very old. It was only recently brought to my attention
by Cheryl Chandler of Town & Country. She faxed me a copy of the subject PVO Platte which
she had in her possession, She once owned property in this subdivision adjacent to ours and feels
without a doubt our property can be subdivided, according to the Platte, in at least 10 -acre
parcels. This supports what my Father had always told me over the years. According to the
platte our property is numbered 9 through 25, with the exception of 21 and 22 which is owned by
someone else (superstitiously leaving out #13). Our property also contains a 40 -acre parcel in the
NE corner where the original homestead was. Should this subdivision include anything less than
10 -acre plots, I am interested in knowing this as well.
As I am sure you must know, there is considerable interest in this property because of its size.
Prospective buyers are coming out of the woodwork as word circulates, and they would like to
know what the asking price is. I cannot establish a fair asking price until the County can determine
the validity of this 1909 platte.

I realize after talking to you, Mark, that you have limited manpower in Planning & Zoning, but I
am hopeful that there will not be a lengthy delay in this necessary research. Is there another
department that can help? This is the best time of year to sell rural property, so anything you can
do to move this along would be sincerely appreciated by all interested parties. Thank you for any
