Kemp Box 698 - 811 Colorado Avenue Glenwood Springs, Colorado 81602 945-5474 LOCATION Approximately 11/2 miles east of Silt, along the south side of County Road 214. SITE DATA: 30 acres to be developed into 14 lots WATER: Central system owned and maintained by the Peach Valley Acres Homeowners Association. SEWER: Individual septic ZONING: A/R/RD RELATIONSHIP TO THE COMPREHENSIVE PLAN: This development lies within the District C, rural areas with minor environmental constraints. The proposal is consistant for this area. STAFF COMMENTS: The preliminary plat was approved by the Board of County Commissioners with the following 6 conditions within Resolution #81-37, adopted on February 2, 1981: 1. That the water rights and water system of Peach Valley Acres Subdivision be turned over to the Peach Valley Homeowners Association or some smaller organization affiliated with Peach Valley Subdivision. 2. That the water rights shall remain with Peach Valley Subdivision and can not be separated from the land. 3. That the recommendation for open space on lot #8 by the Garfield County Planning and Zoning Commission be deleted as a requirement on the final plat. 4. That a 30 foot R.O.W. be dedicated from the centerline of County Road 214, i.e.: this will result in the dedication of 8 feet of R.O.W. on the final plat. 5. That notation be provided on the final plat and in the restrictive covenants indicating that unconventional sewer systems may be required on each lot, i.e.: evapotranspiration systems or mound systems, and that the costs of these systems is considerably more than conventional sewer systems. 6. That the requirement of a fee in lieu of land be paid at final plat or prior to the release of the subdividers agreement. The fee is to be determined as per recommendation of the school district. NOTE: Each of the above conditions have been addressed or met. STAFF RECOMMENDATION: Staff recommends approval of the Final Plat with the condition that a $200.00 per lot fee be paid to. -the RE -2 School District at the time of final plat, (as agreed upon between the developer and the school district).
