(hereafter referred to as the Engineer). Project 38400 River Frontage Road, New Castle, Colorado Foundation System and Clear Span Support for a Double Wide Modular Home over a 'walk -out" basement configuration. Scope of Services The Engineer shall provide the following Structural Engineering services: 1. Complete set of structural plans for permit purposes to be approved by Garfield County. 2. The above shall be submitted to the Owner as 2 sets of stamped drawings for Building Department approval use and 2 sets for construction. Clarifications 1. The Engineer will be consulted for any pertinent changes in the work made during construction. 2. The work shall be available to the Engineer for access at all times during business hours until construction is complete. 3. The Engineer shall be notified upon completion of the structural work and prior to application of structural finishes for the purpose of verification that the work in place complies with the documents. 4. Coordination with the Building Department for permit purposes shall be the responsibility of the Owner. 5. Civil and site related design, Mechanical and Electrical are not included. 6. Construction observation and/or administration, other than any services specifically included herein, shall be considered outside the scope of this project. Any such services required will be provided at the rate established below. 7. The Engineer will not be responsible for construction costs. 8. The Engineer's liability to the Owner, its agents, consultants, vendors, and Contractor shall be limited to the amount of the Engineer's fee for these services. Page 1 of 2 Initials 14_ 1 9. The Engineer's liability to the Owner, its agents, consultants, vendors, and Contractor shall be limited to six years from substantial completion of the work. 10. All documents developed by the Engineer under this Contract are intended for the sole use of the Owner only and for the above-described project only. Any unauthorized use is prohibited. 11. Any modification to this agreement shall be made in writing and acknowledged by both parties. 12. In the event that the work is discontinued or changed so that the agreement is terminated prior to completion of the work, the Owner shall reimburse the Engineer for progress in the work as may be demonstrated. Time of Performance The Engineer shall complete the services in two weeks or less from the time of execution of the Contract provided that any Owner fumished information is received in a timely fashion and there are no substantial changes in scope/configuration. Contract Sum The fee for the above services shall be $1,750 (One Thousand Seven Hundred and Fifty Dollars). A retainer of $500 is due at the start of work. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. You may, however, install a home in a zone requiring lesser loads or climatic requirements. PIER AND FOOTING SELECTION This home has been designed for 45 psf roof live loads. The piers used must have enough capacity to transmit the vertical load which includes the weight of the home, its furnishings, and temporary roof loading to the foundation surface below it. If the load imposed is greater than the capacity of the pier, then two or more piers must be equal to or greater than the load to be fransmitted. FLOOR LIVE LOADS: Excessively heavy furniture or appliances, such as pianos, organs, deep freezers, heavy chests, large china cabinets, water beds, etc. require the installation of additional support footings and piers directly beneath them. If such loads are over, or between, main beams install additional piers with headers to distribute the weight over several floor joists. Complete the following steps to determine the pier and footing requirements for the home. 1. Determine pier height to be used based on site conditions. 2. Determine main beam pier spacing (10'-0" max.). Determine the additional piers and headers at rim joist area. 3. Using the preceding information, determine the required main bean pier capacity from the following table.
