Adequate and complete information will prevent delays in the•plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may he given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Grand Junction, CO 81 504 Re: Carrick Residence, 47 Locust Way, Stone Ridge Subdivision, Battlement Mesa, CO TEL: (970) 242-8968 FAX: (970) 242-1561 At the request of Paula White, Sundance Builders, I have reviewed the construction of the rear deck at the above referenced site. Based upon the sketch you have provided, it is our understanding the deck is constructed with 2x8 wood joists and the deck surface is 2x6 redwood which is attached to the joist. The maxim m joist span, which is between the building and the support beam, is 8 feet. The deck joist over hang, up to 4 feet, resulting in the joist being cantilevered. For purposes of my calculations, I have assumed a 40 psf live load. The deck structure is assumed to be at least partially covered, which could create a small uplift load on the portion of the joist which are attached to the house framing. 1 have further assumed the deck joist are constructed using a lumber with strength equal to or greater than Hem Fir # 3 grade (bending stress = 500 psi, shear stress = 75 psi and a modulus of elasticity = 1,200,000). Based upon our calculations, the deck joist are adequate assuming a live load deflection criteria of L/480. It must be noted the ends of the joist which are attached to the building wall will need restraint due to uplift loads imposed by the cantilever. This uplift load is rather small and can be easily accounted for. If joist hangers have been used, all nail holes from the joist hanger into the floor joist should be nailed, with nails appropriate for the joist hanger. If the joists are set on a `ledger and toe -nail', some brackets or additional attachments to the wall framing may be required. It is believed that all pertinent points have been addressed. If any further questions arise regarding this project or if we can be of any further assistance, please do not hesitate to contact this office at any time. A copy of same is attached. Item #1 A Full -Louvred Door has been installed to the furnace room providing combustion air. The door opens on a hallway. Item #2 - Attached is a letter from Edward Morris of Lincoln DeVore, Inc. stating that the deck as framed is adequate. I will note that #2 or better lumber was used and joist hangers used against the house wall rim. Also, this deck was built per plans detailed on P 4/8 in Detail 4/D. The other deck on the back of the house was an alternate plan which was attached to the Building Permit plan on a separate sheet. There'are no cantilevers on this deck plan. Copies of both deck plans are attached for reference. If you have any further questions, please call me in my office or on my cell phone. I will place a copy of this letter and attachments with the Building Permit on site as well as mail this copy for your files. Thank you. DESIGN — BUILD sincerely, Paula A. White Paula A. The maximum joist span, which is between the building and the support beam, is 8 feet. The deck joist over hang, up to 4 feet, resulting in the joist being cantilevered. For purposes of my calculations, I have assumed a 40 psf live load. The deck structure is assumed to be at least partially covered, which could create a small uplift Toad on the portion of the joist which are attached to the house framing. I have further assumed the deck joist are constructed using a lumber with strength equal to or greater than Hem Fir # 3 grade (bending stress = 500 psi, shear stress = 75 psi and a modulus of elasticity = 1,200,000). • • It is believed that all pertinent points have been addressed. Ifany further questions arise regarding this project or if we can be of any further assistance, please do not hesitate to contact this office at any time.
