The garage door header is to be 3 each 1.75x11.87 Microllam or equal 1.9E LVL members. The second cross -beam from the left is deleted, with the bearing for the M12 beams at the framed cross -wall. The wall is to incorporate 2-2x4 studs at each bearing point. This results in a span of 20'-4" feet for the Hud frame I-beam; well within the stress/deflection criteria for the M12 I-beam. The I-beam bottom flange is braced at nominal 4' c/c, the top at 16" c/c to ensure stability for the imposed floor loads. Also the second cross -beam from the right is to be moved up to 2 feet to accomodate the stairway opening. There are adequate continuous footings that provide bearing for the revised loadpoints in the foundation. This shall constitute a revision to the drawings as submitted. Charles C. If supplied, the design will incorporate relavent information from the soil report. The soil report may contoin odditional informtion thus all contractors associated with foundation construction shall read the soil report and incorporote soil report requirements into the construction. — Soil report: No soil report supplied Design is based on minimum soil resistance values provided under 1997 UBC Chapter 18, Toble 18--I—A. Allowoble soil bearing pressures: Maximum allowable pressure: 1500 psf DL + 0.5 Lt. Minimum allowoble pressure: N/A psf DL only Maximum lateral allowable pressure: 150 psf Lateral sliding coefficient: 0.25 —The cjeneral contractor is responsible for accuracy of all informotion supplied relovent to this design. Use of the drawings, such as submission of drawings to officials or physical initation of work, indicates the drawings were acceptable as drown. —All design work is based on information supplied by general contractor in the form of furnished pions and load information specific to this project. Design must be based on supplied information or reasonable engineering assumptions. Non—disclosed loads cannot be covered by design. Loads from structure should be defined prior to foundation design. (Truss plans should be provided at time of design.) — Any structural changes during construction sholl be clearly disclosed to the engineer as soon os possible after changes are noticed. — The concrete components of the design are based on typical ACI code and proctice. All concrete should be placed in accordance with local practice and ACI 332R-84 design guide. If conformance to a particular concrete standard , such as ACI 318, is desired, please notify engineer. —Reinforcement steel shall be 40 grade (min) unless noted. —Brick ledges, patio slobs, foundation steps, sleeves, insets, beam pockets and windows may not be fully shown. —All footings shall hove a minimum thickness of 8" unless noted. — Exterior pods sholl beor on undisturbed soil at or below frost depth. Frost depth: 30" minimum —The floor system immediotely above final grade shall be fully installed prior to backfilling. Alternatively, brace foundation as necessary. Backfill in 8"-12" compacted lifts, max fill 8" below top of wall. Final grode to direct woter away from structure. — Install perimeter footer drain if specified by soil report. — Slobs shall be isolated from grade beams, columns, foundation walls or any other loadbearing foundation component by use of o 0.5" expansion joint material unless specified otherwise. —Footers shall be placed on undisturbed natural soils or approved structural fill. —If a soil test hos been provided. we recommend an open hole inspection to verify soil conditions are consistent with the report. — Damp proofing is recommended for all exterior basement walls in accordance with 1997 UBC 1402.4. If any expansive soil conditions exist, we recommend that habitable space on slob floors not be finished for a period of two Years. All slob—on—grade floors will move some over time. If this is not acceptable, o structural floor con be designed for most conditions. — Enclose window openings up to 5' x 5' with two #4 rebar, Maintain 10" min header depth. Consult engineer for forger openings. —All concrete to be o minimum of 3,000 psi compressive strength ot 28 days, containing Type II cement and air entrained 5% 4-/— 1%. —All dimensional lumber shall be #2 Hem—fir or better. — Orient adjustable steel posts with adjustors at bose plus mechanically fasten at both top and bottom of column. —A Radon Mitigotion System under basement slab is recommended and should be considered by the owner.
