Registered Professional Engineer 2937 Four Corners Drive, Grand ]unction, CO 81503 cell: 970/250-9242 e-mail: garyreeder34@gmail.com RE: Underpinning (Piering) Project —Final Report 153 River Bend Way Glenwood Springs, CO 81601 Attached is Drawing DA, which shows the final elevations after the lift on April 26, 2016. These elevations can be used as a benchmark for future reference. Drawing DB may represent what the final elevation contours might Iook like. Drawing DC shows the amount of lift that was attained. The final post -lift elevations show there is a difference of t1-1/4" between the high area of the house at the SE corner of the front bedroom and the low area of the house at the crawl space entrance. The east side of the front door is also the high area being the same elevation at the SE corner of the front bedroom. The lift was terminated at acceptable stress levels. Further lifting would have possibly overstressed the piers, particularly at the NW corner. The lowest elevation in the house remains at the crawl space entrance even though the greatest amount of lift was attained at this point. Many of the drywall cracks closed as a result of the lift. There has been a big improvement in the upper- level cracks. The large south wall crack in the living room closed quite well, but still needs repair. The wide crack near the corner of the front hallway and the living room closed about 50%, and it will need repaired. All doors close and latch properly except the door to the master bath. This door closes but does not latch. The latch plate will need to be adjusted. Perhaps tightening the hinges may help it to latch. All windows operated properly. • Residential Structural Inspections • Foundation Design and Piering 153 River Bend Way page 2 April 26, 2016 The garage foundation was successfully lifted and is now within ±3/4", whereas before it was ±2-3/8" out -of -level. The lower area in the garage is now at the NE corner. The garage, except along the wall adjoining the house, is now within ±1/8". The front of the porch on a line east/west is within ±518"; north/south it is within ±3/8". In summary, the foundation walls are stabilized. The push piers were installed in accordance with the manufacturer's recommendations and specifications. The lift was accomplished in a proper manner by personnel from Foundation Repair of Western Colorado (FRWC). Please call me if you have any questions.
