RE: Preliminary Plan request for the Mahan Subdivision
Dear Mx. and Mrs. Mahan,
This office is in receipt of your letter dated 10/18/05 requesting a 180 day extension on your
application in order to provide the remaining items that would bring the status of your application to
being complete. Unfortunately, Section 4:10 of the Subdivision regulations do not permit any
extension of the six-month period an Applicant has to being a filed application to a complete status.
As you are aware, your application will reach this 6 -month deadline on December 10th, 2005. If the
following items are completed or satisfactorily addressed prior to that date, this office will continue
to process your application. Otherwise, you will be required to file a completely new application.
1) The proposed preliminary plan (large map) is incorrectly entitled "Preliminary Mahan
Properties Subdivision Exemption Plat." The title needs to be corrected to read "Preliminary
Plan for the Mahan Subdivision."
2) While the preliminary plan (large map) identifies the adjoining property owners, you are also
required to indicate the departing property lines of those property boundaries as well. Please
add those lines to the plat.
3) Section 4:70 (A) of the Subdivision Regulations of 1984, as amended requires a description
and/or illustration by a registered professional engineer licensed by the State of Colorado of
bedrock lithology and the stratigraphy of overlaying unconsolidated materials in sufficient
detail to indicate any potential development problems resulting from groundwater,
subsidence, instability in road excavations and ills, expansive soils, drainage patterns,
structural bearing strength, or the like. Please submit this geologic information.
4) Section 4:70 (B) of the Subdivision Regulations of 1984, as amended requires a map and
description of soil types and their boundaries based on the National Cooperative Soil Survey,
U.S.D.A. Soil Conservation Service, and including a table of interpretations. You have
submitted a description of the soil type; however, no map accompanied your information so
that this office may verify the soil type locations. Please provide a map that shows the

boundaries of your property.
5) Section 4:70 (C) of the Subdivision Regulations of 1984, as amended requires a map and
description of plant associations following practices of the Soil Conservation Service and
including a description of adapted materials and the location of major tree masses on the
property.
