I. Property Description
The Quicksilver Court Subdivision is a 79.835-acre property found on Grass Mesa, south of the city
limits of Rifle, within Garfield County. More specifically, the Daniels-Hasenberg Propertyis located
at the SE % comer of SW % Section 22, and the NE % comer of NW % Section 27, Township 6
South, and Range 93 West. A Vicinity Map has been included as Exhibit 1.
II. Hydrology
The hydrologic methods for this study are outlined in the Soil Conservation Service (SCS)
publication "Procedures for Determining Peak Flows in Colorado" (1980) and the computerprogram
AutoCAD Hydrology TR-55 Tabular Method. The development is located below an elevation of
8,000 ft, therefore, peak flows in this area will be rainfall derived.
The soil types within the area of study are Vale Silt Loam, Torriorthents-Rock Outcrop Complex,
and Morval-Tridell Complex (Sheet 2) as designated bythe United States Department ofAgriculture
Soil Conservation. A brief description of these soils has been included on the soils map (8.5"x1 1")
and is included in the appendix as Exhibit 2.
The rainfall amounts were obtained using the Precipitation - Frequency Atlas of the Western United
States published By the National Oceanic and Atmospheric Administration (NOAA). Using this
atlas the precipitation corresponding to the2-yr,24 hr storm event is 1.4 inches; the25-yr,24-br
storm event is 2.4 inches; and the 100-yr, 24-hr storm event produces 3.0 inches of precipitation.
III. Existing Conditions
The majority of the Quicksilver Court Subdivision property currently consists of scrub oak and sage
mountain brush mixture fair to poor condition. A combined curve number, CN, of 89 and 79 was
used for the existing conditions on this site. The existing drainage basins have been illustrated on the
Existing Drainage maps included at the end of this report (24"x36").
The existing site is split into three offsite basins and three onsite basins that run south to north. The
majority of runoff from the furthest west onsite basin (EX-l) sheet flows northwest directly to
Ramsey Gulch. Through the middle basin (EX-2), the runoff is directed to a swale that flows north
to a channel that eventually flows into Ramsey Gulch. The furthest east basin (EX-3) sheet flows
south to north across the site. Runoff for the site is tabulated in Table I and Table 2 below.

ry. Proposed Conditions
The proposed development will consist of seven lots with gravel access drives, one 4,800 square-foot
building and a 5,000 square-foot section of topsoil per each lot. The site will be graded along the
proposed access road and cul-de-sac, however, drainage patterns will not change from historic
locations. The drainage basins under the proposed conditions are similar to the existing basins.
The majority of improvements will occur in the basins PR-2 and PR-3. All stormwater will be
directed away from proposed structures and into the existing swales. One 24-inch culvert is
proposed to direct the flows under the cul-de-sac road in basin PR-2, and the future driveway
culverts (minimum size of l8 inches and ZYo slopes) west of the proposed cul-de-sac then will be
directed to a pond centered on the property line between Lots 5 and 6. The pond will require an
additional 2,817 cubic feet of volume for detention storage (see Table 4) to account for the runoff
from basins PR-2 and PR-3. These basins combine downstream prior to reaching another
developable area, thus justif,iing the over-detention of the PR-2 basin. Basin characteristics and
runoff for the proposed development are tabulated in Table 3 below. Complete drainage calculations
are included in Appendix A.
The grading and addition of the proposed structures will not cause any noticeable increase in the
amount of runoff with respect to existing conditions.

vI.Results and Recommendations
This proposed development does not have a large increase in runoff, due to the small percentage of
impervious being added. However, there is an increase of 0.8 cfs from historic conditions, therefore
swales will be directed to the proposed pond and an additional2,SlT cubic feet added to the volume
for 25-year detention purposes. All other runoff will continue in historic flow patterns and discharge
directly to Ramsey Gulch, as there are no existing developments between the Quicksilver Court
Subdivision and the gulch.
VII. Design Features
Site grading will include the construction of drainage swales as needed to direct runoff along the
proposed driveways and Quicksilver Court, several l8-inch culverts to direct existing flow under the
proposed individual and for shared driveways, and one 24-inchculvert under the Quicksilver Court.
The geotechnical engineer will be responsible for any foundation drain system that would be required
during building permitting of individual lots.
A combination irrigation/detention/ fire storage pond will be utilized to provide the required overall
detention storage volume. Features of the pond include a sedimentation basin, orifice outflow pipe,
and emergency spillway for greater flows than the 25-year storm. A l2-inch pipe (with holes) has
been constructed for the sedimentation basin. This pipe will collect only the runoff water, filtering
out the silt and other small particles, and discharge it into the pond. Any runoff not captured through
the orifice will spill over the sedimentation basin embankment and flow over a riprap pad to the
pond. The pond has been build to store up to approximately 303,000 gallons. Approximately
194,891 gallons will be for fire-use that is connected to a dry hydrant at the northwest corner of the
pond. The fire storage portion of the pond will be maintained via an onsite well. The water elevation
of the pond is expected to be betwe en 6239.31 and 6241.05. A I 8-inch stand pipe (without holes)
will be placed at the north end of the pond with a glory-hole positioned at624L 05, to release flows
greater than the Z5-year storm. The elevati on 6239 .31 is the minimum elevation to be maintained to
have proper fire storage. The volume of pond between 6239.31 and 6241.05 is designated for
detention and irrigation usage. This volume is approximately 108,251 gallons or 14,472 CF. So
when we deduct the 2817 CF required for detention, which leaves up to 11,655 CF for irrigation
storage. The HOA is responsible for stopping the flow of well water into the pond once the maximum
irrigation storage volume is reached (6240.74' which will be marked on the stand pipe) and draining
the pond as necessary to maintain the allowance of 281 7 CF of detention storage for the next possible
major storm. A secondary release system will be an emergency spillway with riprap starting at
6241.50 and directing the flow to the existing swales at the north of the pond" Please make reference
to the POND drawing at the back of this report for further detail.
