S) Steps over three (3) rism, outside or inside must be must have handrails. Balconies and decks over 30"' high must be constructed to all me and IRC requirements including guardrails. 6) Outside grading completed so 1hat water slopes away from the building; 7) Exceptions to the outside steps, decks, grading may be made upon the demonstration of extenuating circumstances., i.e. weather. Under such circumstances A Certificate of Occupancy may be issued conditionally. 8) A final inspection sign off by the Garfield Counfy Road & Bridge Department for driveway installation, where applicable; as well as any final sign off by the Fire District, and/or State Agencies where applicable. A CERTIFICATE OF OCCUPANCY (C.O.) WILL NOT BE ISSUED UNTIL ALL THE ABOVE ITEMS HAVE BEEN COMPLETED. A C.O. MAY TAKE UP TO 5 BUSINESS DAYS TO BE PROCESSED AND ISSUED. OWNER CANNOT OCCUPY OR USE DWELLING UN'DL A C.O. IS ISSUED. OCCUPANCY OR USE OF DWELLING WITHOUT A C.O. Co. 81602 Dear Permit Holder, Garfield County BUILDING & PLANNING DEPARTMENT Please refer to your building permit number 1515 , issued 4-21-2010 A routine review of our open building permits indicates that we have not received a request for an inspection on this permit since 2-15-2013 Please be advised that building permits expire, per Uniform Building Code, section 106.4.4 and International Code section 105.5. "Every permit issued by the building official under provisions of this code shall expire by limitation and become null and void if the building or work authorized by such permit is not commenced within 180 days from the date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has commenced for a period of 180 days. Before such work can be recommenced, a new permit shall first be obtained to do so, and the fee therefore shall be one half the amount required for a new permit for such work, provided no change have been made or will be made in the original plans and specification for such work, and .provided further that such suspension or abandonment has not exceeded one year. In order to renew action of a permit after expiration, the permittee shall pay a new full permit fee." If you have not responded within thirty (30) days from the receipt of this notice the permit will be closed and a permanent notation will be placed in the property records at the County Clerk and Recorders office that indicates that the work permitted per Colorado Revised Statues 30-28-205 & 210, was not inspected, is not approved and the building or area is illegal to occupy and is subject to legal abatement action. The last inspection by your department was May 27, 2010. The foundation has since been completed and the two halves of the modular have been set and connected by state authorized installers. The interior has been remodeled as per the submitted drawings. The interior framing is mostly complete and near ready for inspection. The electrical rough-in inspection was passed on November 4, 2010. The LP gas line has been partialy installed and at this is waiting on appliance selection as well as the possibility of implementing exterior photo voltaic cell arrays.The LP underground tank is in and backfilled . The under ground gas line is complete to the house, pressure tested and ready for connection. The well water supply is currently stubbed and producing at the house. The septic has passed inspection and is waiting for connection below the house. As winter approached, I turned my focus to weatherizing the modular . Insulating the floor, walls & attic . Sealing exterior heat loss has been a challenge on a 28 year old movable structure, as well as time consuming. I have been soliciting competitive plumbin~ bids without much success but will make a decision soon. When the plumbing rough-in is complete, I will call for the necessary inspections . (framing, gas ,dry wall, insulation, mech. etc.) I've been communicating with the state inspectors and they are aware and seemingly comfortable with the status of the project. There are many tasks related to this type of build to make it economical & efficient but it continues to progress and confidence is high. Your patience and generosity are appreciated .
