Hanlon PO Drawer 2030 Glenwood Springs, CO 81602 DIRECTOR DETERMINATION - Amended Final Plat - lronbridge Plat Amendment, Phase ll - Lots 251 - 254 (File No. FPAA 02-16-8422) Dear Mr. Hanlon, This letter is provided to you, as the representative for Garfield County File FPAA 02-16- 8422, pertaining to an Amended Plat to adjust the lot lines of Lot 251 ,252,253, and 254 of the lronbridge Planned Unit Development, Block3, Phase ll, Filing, 1,2,and 3. This letter is notification that your request to amend the final plat of lronbridge Planned Unit Development, Block 3, Phase ll, Filing, 1,2, and 3 has been reviewed by the Community Development Department and the Director hereby issues a determination conditionally approving the request. The conditions of approval are as follows: 1. That all representations of the Applicant contained in the Application submittals shall be conditions of approval unless specifically amended or modified by the conditions contained herein. 2. The Plat shall be subject to final review and approval by County Staff prior to submittal of the Mylar plat for final execution, BOCC signature and recording (See Condition #3). All standard plat certificates and signature blocks shall be included on the final plat. The following amendments shall be made to the Plat: /a. The names and addresses of all mineral owners shall be listed on the plat; JO. ffre Book and Page of the recorded Protective Covenants and Restrictions shall be added to the plat; tc. A Taxes Paid Certificate shall be added to the plat for each Lot in a form prescribed by the County; S. The County Commissioners Certificate shall be corrected to match the form prescribed by the County; The plat shall reference the title work provided with the application and that all exceptions noted in that title work are shown on the plat; (,. A plat note shall be added explaining why this amendment was conducted. 3. The Applicant has 90 days within which to satisfy conditions of approval and provide the following documentation for BOCC signature and recordation: A plat mylar with signed Certificates that include Dedication and Ownership, Title, Taxes, Applicant's Surveyor, Lienholders and any mortgagees; Recording Fees. 4. The Amended Final Plat as submitted and dated March 31, 2016 and depicting modified property boundaries for Lots 251 and 252 shall be the approved lot configuration. Notice of this decision will be provided to the Board of County Commissioners who has the ability to 'call-up' the application for review at a public hearing. You will be notified of the Board decision once it is received or upon expiration of the 10 day notice period (April 11,2016).
